change in the overall density or use from what has been previously approved.

Dear Tyler,
We have received your comments dated December 20, 2016 and have revised the plans accordingly. Our
response to your comments is as follows:
1. Comment: Protect Summary. Add the subsequent master development plan (MDP) revision number
(#03-16) to the cover page. Also include the original MDP number (#12-07) under "Previous Approvals"
in the project summary.
Response: We have added the MDP #'s (see sheetl).
2. Comment: Signed Seal. A signed seal of the certified Virginia land surveyor, architect or engineer who
prepared the minor site plan should be included.
Response: We have signed the seal on the revised sheet (see sheet 1)
3. Comment: North Arrow. Include a north arrow on all sheets; it appears to be cut off.
Response: We have repositioned the north arrow on sheet 1. The other sheets are the previously
approved sheets and are unchanged.
4. Comment: Adjoining Properties. Include all adjoining property owner information; see Rural Areas (RA)
— residential properties south of the site.
Response: We have added the adjoining property owners on the south side of the development (see
sheet 1).
5. Comment: Tree & Stream Preservation Easement. Recorded plats should be provided showing the
abandonment of these easements, as applicable.
Response: Understood, record plats will be prepared and recorded upon MDP approval.
6. Comment: Environmental Features. Staff recommends, as applicable, preserving the existing wooded
areas around the floodplain and wetlands identified on site as consistent with Zoning Ordinance Section
165-201.08 C.
Response: Staff recommendations are noted. Limits of disturbance and preservation opportunities
will be addressed within the Site Plan application process.
7. Comment: Transportation Improvements. Show the right-of-way for Rainville Road and indicate if any
portion (including the cul-de-sac) will be vacated as a result of the building expansion.
Response: The right-of-way as shown is the current recorded right-of-way. Layout and circulation
plans for the expansion are not specific enough to depict any right-of-way vacation that may be

requested of VDOT. The site Plan process will determine the extents of, if any, right-of-wat vacation
that may occur.
8. Comment: Zoning District Buffers. The location of any future zoning district buffers as a result of the
building and parking expansion should be depicted on the MDP. Additionally a Category C zoning district
buffer is required along the southern portion of the property between the property and the RA (Rural
Areas) residential properties.
Response: We have added the zoning district buffers to the MDP (see sheet 1).
Enclosed are the agency approvals and one set of revised plans. Please let me know if you have any
