This letter will confirm that on August 20, 1986, the Frederick County
Planning Commission unanimously approved the Final Master Development
Plan #010-86 for Three -bedroom duplexes, single-family semi-detached
residential'_uni.ts, open space, and street and utility improvements,.
-located on the West side of Baker Lane.
Before any excavation or land disturbance is undertz .ken; ; a land
disturbance permit must be obtained and before construction a building
permit must be obtained.

LOCATION: West side of Baker Lane, adjacent to Arcadia Mobile Home Park, north of
Route 7, west of I-81.
MAGISTERIAL DISTRICT: Stonewall
ADJACENT LAND USE AND ZONING: Residential, industrial, and vacant land uses. RP
(Residential Performance), M-1 (Industrial Limited), and MH-1 (Mobile Home Park)
zoning.
PROPOSED USE AND IMPROVEMENTS: Three -bedroom duplexes, single-family
semi-detached residential units, open space, and street and utility improvements.
(approximately 40 structures or 80 units)
ALL REVIEW EVALUATIONS FROM PLANNING AND ZONING HAVE BEEN INCORPORATED IN THE
FINAL MASTER DEVELOPMENT PLAN.
REVIEW EVALUATIONS:
Highway Department - It will be necessary to submit a complete set of
subdivision plans before we can comment on this proposal.
Sanitation Authority - Preliminary water and sewer plan approved provided
valves are located in accordance with paragraph 2.4.2 of the Frederick County
Sanitation Authority Water Distributions System Standards and Specifications.
Greenwood Fire Company - Preliminary Plan approved provided all fire hydrants
are located in accordance with the County Fire Cod, Chapter 10.
Planning and Zoning - No objections. The Final Master Development Plan meets
the intent of the Residential Performance Zoning District requirements and is
drawn in conformance with the approved preliminary plan. The proposed use
for duplexes is acceptable. There are no environmental constraints for this
parcel. 30% open space is required, amounting to approximately 5.514 acres.
This plan shows 4.96 acres designated as open space, with a landscaping land
recreation bonus reducing the required open space. All phases for this
development are appropriate. This Master Development Plan meets the
conceptual land use design requirements of the Residential Performance Zoning
District for the uses.proposed. Subdivision plats and construction plans
will be required after master plan approvals.
