However, prior to operation of the business, a commercial entrance must be constructed to our minimum standards to allow for safe egress and ingress of the property. Any work performed on the State's right-of-way must be covered by a land use permit. The permit is issued by this office and requires an inspection fee and surety bond coverage. Health Department: As there is no proposed increase in use of present sewage disposal system, the Heath Department has no objection to the proposed conditional use permit. Applicant states that this will be a part-time business, and that it will be "drop off' and "pick up" with no waiting. The garage where the work will take place is far enough from the public road and screened so that it would be barely visible. Also, it is not visible from any adjoining residence. The arrangement of the property in relation to a wooded area and available parking is such that if more than five vehicles were parked there, they would be visible from the public road. It does not appear that allowing this use would have any negative impact on the neighborhood. STAFF RECOMMENDATIONFOR 8/21/96 MEETING: All things considered, it appears that this request can meet the ordinance requirements and could reasonably be allowed. PLANNING COMMISSION SUMMARY AND ACTION OF 8/21/96: There were no public comments regarding the proposed auto repair business. The Commissioners had no particular issues of concern and did not feel the use would impact the neighborhood. The Commission voted unanimously to approve the conditional use permit with the same conditions as recommended by the staff. (Mr. Romine and Mr. Light were not present for this vote.)
