REASON FOR VARIANCE: Applicant desires to purchase 6.0 acres
immediately behind his 2.1 acre .lot and combine the six acres with
his lot, but does not have room for the required 50' right-of-way.
STAFF COMMENTS: The Zoning Ordinance allows a maximum depth to
width ratio of 4 to 1 in order to prevent the inefficient use of
land that results from very long, very narrow lots. The 50' right-
of-way requirement is to ensure that the possibility of access
built to State standards remains intact.
The applicant desires to use the land behind his current lot for
hunting. In this case, access to a separate"lot is not an issue,
since the additional acreage would be added to the existing lot.
No additional dwellings would be allowed as a result of this
adjustment.

Further, the depth to width ratio is primarily to prevent the
several long, narrow lots that can result from a major rural
subdivision (more than three lots created) rather than the
occasional long, narrow lot created in a minor rural division. The
additional 6 acres, by itself, does not violate the depth to width
ratio allowance, nor does the original 2 acres, and this does not
seem to contribute to the inefficient use of land there.
STAFF RECOMMENDATION: Approval, on the condition that the
Additional 6 acres be combined with the applicant's original 2
acres.

application and petition the Frederick County Board of Zoning
Appeals (BZA) to grant a variance to the terms of the Frederick
County Zoning Ordinance as described herein. I agree to comply
with any conditions for the variance required by the BZA.
I authorize the members of the BZA and Frederick Co. officials
to go upon the property for site inspection purposes.
I understand that the sign issued to me when this application
is submitted must be placed at the front property line at least
seven (7) days prior to the BZA public hearing and maintained so
