This letter is to confirm action taken by the Frederick County Board of Zoning Appeals
at their meeting of September 15, 1992.
Your application #021-92 was approved for a variance from the lot size and area
requirements. To permit the division of your 2.4213 rural area lot into parcels of .3044
acre and 2.1169 acres. This division will be allowed as depicted on the plat of your
property done by Ritchie Surveys and dated August 5, 1992. This property is located off

STAFF COMMENTS: Two houses exist on this property and were located
there some 30 years ago and before our ordinance was in existence.
Mrs. Cooper is in failing health and on a fixed income and wants to
sell the largest portion of this property for income and because it
is too much for her to worry with. These homes clearly fit the
general character of the neighborhood and permitting this division
seems to be a reasonable thing 'to do. The large remaining lot
could not.be further developed.

Appeals (BZA) to grant a variance to the terms of the Frederick
County Zoning Ordinance as described herein. I agree to comply
with any conditions for the variance required by the BZA.
I authorize the members of the BZA and Frederick Co. officials
to go upon the property for site inspection purposes.
I understand that the sign issued to me when this application
