SCHENCK FOODS CO., INC.
LOCATION: On the west side of U.S. Route 11, approximately 1000
ft. south of the B & O railroad crossing.
MAGISTERIAL DISTRICT: Back Creek
PROPERTY ID NUMBER: 630000A0000068
PROPERTY ZONING & USE: Zoned M-1 (Light Industrial), land -use -
vacant
ADJOINING PROPERTY ZONING & USE: Zoned M-1 (Light Industrial) and
M-2 (General Industrial), land use - vacant, business and
industrial
VARIANCE: 7.2' side yard variance for an existing structure
REASON FOR VARIANCE: To permit the applicant's existing structure
to conform to the ordinance after a boundary line adjustment.
STAFF COMMENTS: Currently, General Electric owns the strip of land
between the two parcels of land that Schenck Foods owns. The two
companies are selling each other equal portions of land. General
Electric will be selling Schenck their portion between the two
Schenck parcels and Schenck will sell General Electric the most
northern portion of their property. The boundary line will be moved
from the south side to the north side of the building.. The
existing structure that requires this variance is presently
nonconforming on the south side. With the adjustment of the
boundary to the north side of the existing building, this building
would then be 7.2 feet into.the north side yard setback. The
northern adjoining property, which will then be owned by General
Electric, will be available to be used as an entrance if required.
Granting the approval of this variance would not alter the
character of the area.
STAFF RECOMMENDATIONS: Approval.
