REASON FOR VARIANCE: To permit the addition of a two car garage to the right front of
the existing house.
STAFF COMMENTS: The house addition will be positioned such that the front right corner
of the structure will encroach the setback by five feet.
The configuration of the property is such that it slopes down towards the lake with an increased
percentage of slope from the house to the lake. The lots at Lake Serene are large with trees.
Trees do border the property on the side to which the garage will be built. Allowing the
addition of this garage in the said location would not alter the character of the neighborhood.
An addition to the rear of the house might impact the neighbors by blocking their view of the
lake.

application and petition the Frederick County Board of Zoning
Appeals (BZA) to grant a variance to the terms of the Frederick
County Zoning Ordinance as described herein. I agree to comply
with any conditions for the variance required by the BZA.
I authorize the members of the BZA and Frederick Co. officials
to go upon the property for site inspection purposes.
I understand that the sign issued to me when this application
is submitted must be placed at the front property line at least
seven (7) days prior to the BZA public hearing and maintained so
