STAFF COMMENTS: A 75' front setback is required for this facility. This appears to be a request for locating buildings as a matter of convenience rather than having a clearly defined hardship as required by law. There is certainly adequate land available on this site to relocate this facility although it might not be as convenient as otherwise desired. RECOMMENDATION: Recommend denial because a hardship is not proven and a reasonable alternative exists to accommodate these buildings. This is a developing area and consideration should be given to adjoining properties that may be impacted. These are structurally engineered products which require a registered engineer" seal with each job. The proposed buildings are for storage of raw materials that go into these products. Quality control standards require the storage of raw materials in a dry area. We are a third party inspected and certified operation. The Truss Plate Institute sets standards on moisture content. With- out a covered area we cannot control this moisture level. Our direct line of material flow is from Eact to West, with raw material being produced into a finished product. All material flow production lines storage, and plant layout are based upon this flow. To move the raw material to some other area would create a cross flow of raw material and finished product. This would create an extra expense and pure waste of man hours. In this economic climate, we cannot justify any extra burden. In peak times we have directly employed up to 75 people. Our facility is environmentally safe, pollution free, and noise free. We consider ourselves to be a good neighbor in Frederick County. The restriction of this variance will hurt the operation of this plant. Quite simply, if we cannot obtain a variance these buildings will not be constructed. Gary L.
