THIS DEED made and dated this day of t'^`7rfti^���
1977, by and between William E. Pack and Virginia G. Pack, his
wife, of the one part, hereinafter called the Grantors and'
James L. Phillips, and Edna M. Phillips, his wife, of the other
part hereinafter called the Grantees.
WITNESSETH: That for and in consideration of the sum
of Ten Dollars ($10.00) and other good and valuable consideration
receipt whereof is hereby acknowledged, the Grantors do hereby
grant and convey, with general warranty and English covenants of
title, unto the Grantees, jointly, as tenants by the entirety,
with the right of survivorship, as at common law, all that certain
tract or parcel of land, together with all rights, rights of way
and appurtenances thereto belonging and improvements thereon,
lying, being situate and fronting on the north side of Ridge Road
for a distance of 89.6 feet and extending back between parallel
lines a distance of 150.0 feet, designated as Lot no. 16, Section
C, Frederick Heights Subdivision on a plat of said subdivision
recorded in the Frederick County Circuit Clerk's Office in
Deed Book 307, page 18, and being the same property conveyed to
the Grantors herein by deed of Mack M. Denney and Edna L. Denney,

his wife, dated September 30, 1971, recorded in the aforesaid
Clerk's Office in Deed Book 382, Page 325. Frederick Heights
Subdivision is located about one mile east of Winchester in
Shawnee Magisterial District, Frederick, County, Virginia.
This conveyance is made, however, subject to all
easements, restrictions and/or conditions of record, if any,.
affecting the aforesaid realty.
