Stefen, Zoning Administrator' SUBJECT: Code Rationale and Staff Recommendation for Case No. 017-78. Case No. 017-78.; Gore Fire Company wishes to erect a fire station on their property which is located in a A-1 (Agricultural -Limited) District. In the A-1 section of the Zoning Ordinance,. no building may be closer to the front property line than sixty (60) feet. Since the applicant wishes to erect a fire station that would be within forty-two (42) to forty-five (45) of the front property line it would be necessary for a front setback of from fifteen (15) to eighteen .(18) feet to be obtained before a building permit could be issued. Staff Recommendation: Staff recommends approval since there is an extreme grade problem that can be considered a topographic hardship as defined by the Zoning Ordinance. DLS:btr. CC: J. O. Routs 50. We have already had Perry Enginwering do some site ueCMk and Greenway Engineering is now preparing a Site Development Plat to be considered by the Zoning Administrator and the other necessary agencies. One of the requirements we understand from spealdtng to Daretbza zi ,., St- efen is that the building be 60 feet from the Eight -of -Way line of A' U. S. Route 50. In order to put the building back 60 feet. we vain$ reed either to fill the entire area and change the natural dralma&e : - 4: to run water both ways from the building or insta.0 about 200 foot of some type of drain to allow water to run through under the back edge of the fill. We would like to fill the entire area but that is out of our y FTP financial reach at this time. We would also have liked to -hare made f;44 the present fill farther back but the Sanitarian said il' we did we M would have to pipe the drainage through under the fill to prevent any ponding of water which also is very expensive. » What we are requesting is a variance allowing us to not our building 40 feet from the Right -of -Way line of U. S. Route 50 which Right -of --:Way is 0 feet from the center of the West Bound Lane. This would allow us to use the present fill. We could possibly even set the building back 45 feet and use the fill we now have. To set the building back 60 feet would work a severe and we believe un- necessary hardship on us.
