TIIIS DEED made and dated this 28th day of February , 1975 , by and
between DABNEY W. WATTS and BENJAMIN M. BUTLER, Attorneys -in -Fact for
Charles L. Carter, Margaret A. Carter, his wife, Anna ,Mary Carter Russell,
William E. Russell, her husband, Robert W. Carter, Alice Faye Carter, his wife,
Helen Dodson, Stephen A. Dodson, her husband, Reva Strosnider, Robert W.
Strosnider,'her husband, John R. Carter, Joyce Carter, his wife, Barry Carter,
divorced, William A. Carter, Colleen E. Carter, his wife, and Edith Virginia Carte
widow, parties of the first part, hereinafter called the Grantors, and GARY IV.

WITNESSETII: That for and in consideration of the sum of Ten ($10.00;
Dollars, cash in hand paid, and other good and valuable consideration, the receipt)
of which is hereby acknowledged, the Grantors do hereby grant and convey with
general warranty of title unto the Grantees, in fee simple, jointly as tenants by
the entirety with right of survivorship as at common law, it being intended that
the part of the one first dying should then belong to the other, his or her heirs
or assigns, fill of that certain lot or parcel of land, together with the improvements

or less, now improved by a block dwelling house, lying and being situate along
the Southwestern side of Virginia State Secondary highway No. 672, a short
distance East of Brucetown, in Stonewall Magisterial District, Frederick County,
Virginia, described as: Beginning at a point on the Southwestern side of said
Highway, a cornor to an old cemetery, and running thence Southwestward with
said cemetery a distance of 210 ft. , more or less; thence Southeastward with said
cemetery a distance of 50 ft. , more or less, to a corner to Welch; thence South-
westward with Welch's line a distance of 252 ft. , more or -less, to a corner to
Wright; thence Northwestward with Wright's line a distance of 114 1/2 ft. , more or

the land now or formerly Shirkey a distance of 462 ft.. more or less, to a stake
corner on the Southwestern side of said Highway; thence therewith Southeastward
a distance of 70 ft . , more or less, to the point of beginning; and being the same lane
conveyed to Edith Virginia Carter, widow. by deed dated July 2, 1958, from J. P.
• Shirkey, et ux , of record in the Office of the Clerk of the Circuit Court of Frederick
County. Virginia in Deed Book 264 at Page 298, and being the same land, a life
estate of which was conveyed to Robert W . Carter and the remainder to the issue of
Edith Virginia Carter. by deed dated May 13, 1974, of record in the aforesaid Clerk'
Office in Deed Book 428 at Page 209; the said Charles L. Carter. Anna Mary Carter
Russell, Robert W. Carter, Helen Dodson, Reva Strosnider, John R. Carter, Harry
Carter, and William A. Carter being all of the issue of Edith Virginia Carter.
This conveyance is made subject to all easements, rights of way and
restrictions of record affecting the subject property,
The Grantors do hereby covenant that they have the right to convey
to the Grantees; that the Grantees shall have quiet and peaceable possession of
the said property, free from all liens and encumbrances; and they will grant such
further assurances of title as may be requisite.
