A left Side Yard Variance of 7.5' to add a 16.0' X 26.9' garage
to side of existing house.
The applicant —make —this request because:
Present Residential -General (R-3) Zoning requires a 10' minimum
for Side Yards. The proposed addition would extend to 2.5' from
_property line. Therefore, relief of the 7.5' is requested to the
10' Side Yard requirement.
The person and (his) (her) (their) address —owning and/or occupying adjacent pro-
perty to the property sought to be affected (are) (is): (Give names of all owners adjacent,
across the road or highway and facing the property and any owners across any railroad right-

THIS DEED, made this day of 1979,
between Paul E. Bradshaw, Inc., a Virginia corporation, of the
one part, hereinafter called the Grantor, and William A. Reitz,
Jr. and Connie L. Reitz, his wife, of the other part, hereinafter
called the Grantees.
WITNESSETH: That for and in consideration of the sum
of Ten Dollars plo .00), cash in hand paid, and other valuable
consideration, receipt whereof is hereby acknowledged, the
Grantor does grant and convey, with General Warranty of Title, un
the Grantees, in fee simple, as tenants by the entirety, with
right of survivorship as at common law, together with all rights,
privileges and appurtenances thereto belonging, all that certain
tract or parcel of land lying and being situate in the Opequon
Magisterial District, Frederick County, Virginia, identified as
Lot No. 83 on the deed of dedication and declaration of plat for
•Fredericktowne Company, Section 1, dated March 11, 1970, and
recorded in the Office of the Clerk of the Circuit Court of
Frederick County, Virginia, in Deed Book 361, at Page 601; and
being one of several lots of land acquired by the Grantor by
deed of Fredericktowne Company dated February 9, 1973, and
recorded in said Clerk's Office in Deed Book 404,.at Page 351.
This conveyance is.made subject to the restrictions;
easements and building lines of record, if any, affecting the
aforesaid realty.
The Grantor covenants that it has the right to convey
said realty to the Grantees: that the Grantees shall have quiet
possession thereof, free from all encumbrancesy that it has done
no act to encumber said realty, and that it will execute such
