Lipscomb - Backfile19-/7y-? ._,.] THIS DEED, made this �7 day of 1974, between Lenoir City Company of Virginia a Virginia Corporation, of the one part, hereinafter called the Grantor, and Lourain H. Lipscomb and Marietta if. Lipscomb, his wife, and Tommy B. Lipscomb and Betty Lipscomb, his wife, of the other part, hereinafter called the Grantees. WITNESSETH: That for and in consideration of the sum of Ten Dollars ($10.00), cash in hand paid and other valuable consideration, receipt whereof is hereby acknowledged,.the Grantor does grant and convey, with General Warranty and with English Covenants of Title, unto Lourain H. Lipscomb and Marietta 11. Lipscomb, his wife, as tenants by the entirety, in fee simple, with survivorship as at common law, an undivided one-half (1/2) interest, and unto Tommy B. Lipscomb and Betty Lipscomb, his wife, as tenants by the entirety, in fee simple, with survivorship as at common law, an undivided one-half (1/2) interest, together with all rights, rights of way, privileges and appurtenances -thereto belonging, in and to all of that certain parcel of land, lying and being situate in Stonewall District, Frederick County, Virginia, fronting the Southeastern Boundary Line of Frontage Road II (the said road extends Westwardly and Southwestwardly from the Welltown Pile - Rt. 661), as shown on that certain plat of. Lee A. Ebert, Certified Land Surveyor, dated June 12, 1974, containing 2.00 acres, which plat is attached hereto and made a part hereof, as follows: "Beginning at an iron pin in the Southeastern Boundary Line of Frontage Road II, a corner to the Retained Portion, running with the said Boundary Line S 490 30' 22" W - 435.60 ft. to an iron pin corner to the Retained Portion; thence with the Northeastern Line of the said Other Land S 400 29' 28" E - A, 200.00 ft. to an iron pin in the Northwestern Line of the Crown Cork & Seal Co., Inc. .Land; thence with the said Line N 49° 30' 32" E - 435.60 ft. to an iron pin in the Southwestern Line of the Retained Portion; thence with the said Line TT 40° 29' 28" W - 200.00 ft. to the beginning"; and being a portion of the land conveyed to the Grantor herein by deed from Lenoir City Company, a corporation organized under the laws of the State of Tennessee, dated January 1, 1968 and recorded in the Office of the Clerk of the Circuit Court of Frederick County, Virginia in Deed Book 344, at Page 235. A reference to the aforesaid deed and to the references therein contained is here made for a further and more particular } description of the land hereby conveyed. This conveyance is made subject to all legally enforceable restrictive covenants and easements of record, if any, affecting the aforesaid realty. The Lenoir"City Company Of Virginia owns the land on the north, the south and across Frontage Road II to the incest of this tract.
