The petitioner— request —that the said Board doth grant:
Permission to add addition to existing garage. This addition
will be 32' x 13' and will extend to within 2' of property lines.
The applicant —make —this request because:
_ The property is presently zoned A-2. Accessory buildings cannot
be closer than 15' to any property line in this zone. Therefore,
a 13 variance is needed so that a building permit may be issued.

THIS DEED made and dated this 29th day of April, 1950, by and between R.
E. Price and Ethel V. Price, husband and wife, parties of the first part, and
Lynn B. Grubb and Gladys M. Grubb, husband and wife, parties of the second part,
WITNESSETH: That the said parties of the first part, for and in consider-
ation of the sum of ;°10.00 and other good and valuable consideration to them in
ha'd paid by the said parties of the second part at and before the execution hnd
d livery of this deed, the receipt whereof is hereby acknowledged, do hereby grant
and convey unto the said parties of the second part as tenants by the entireties
with the common law right of survivorship, the heirs of the survivor of them and
their assigns forever, all those two certain lots or parcels of land, together
with the improvements and appurtenances thereunto belonging, situate in Stonewall
Magisterial District, Frederick County, Virginia, on the west side of Elm Street,
known and described as Lots 49 and 50 of Aikents Subdivision, according to the
plat thereof on file and of record in the `Clerk's office of the Circuit Court of
Frederick County, Virginia, in Deed Book 196, page,430; each of said lots has a
frontage of 30 feet on the west side of Elm Street 'and extends therefrom in a
westerly direction between parallel lines a distance of 150 feet; and being the
same land in all respects conveyed to the said grantors by Langford F. Leach and
wife by deed dated January 19, 1949, and duly recorded in the aforesaid Clerk's
office in Deed /13ook 208, page 291, to which said deed and to the aforesaid plat
a ref erence.is hereby made.
The said above described property is conveyed subject to a deed of trust
against the same made by and between Langford F. Leach and wife, parties of the
first part, 'and Burr P. Harrison, et als, Trustees, parties of the second part,
dated June 9, 1947, and recorded in the aforesaid Clerk's office in Deed Book
200, page 477, for the sum of $7,000.00, of which said sum Yp'5,820.99, with inter-
est thereon at the rate of 4% per annum from the 9th day of April, 1950, remains
grantees hereby agree to assume and pay the same as a unpaid, and the aforesaid
part of consideration of this conveyance.
This conveyance is also made subject to conditions and covenants con
in the deeds forming the chain of title to the property hereby conveyed.
Subject to the aforegoing exceptions, said grantors do warranty generally)
the property hereby conveyed.
