THIS DEED : made and dated this .20th
day of May, 19600 between.Hugh C. Racey and Alma E. Macey, his
wife, of the one par., hereinafter called the Grantors, and
Ernest A. Neff and Mary L. Neff, his wife, of the other ..pare.,
hereinafter'called the Grantees.
WLTNESSETH: That for and -,in
consideration of the cash sum of Ten ($10.00) Dollars, and other_
good and valuable consideration, receipt whereof is hereby ,
acknowledged, the.Grantors do hereby grants and convey with
general warranty of title, unto the Grantees, jointly, and
as tenants by the entirety, with the right of survivorship,
as at common law, all of that certain tract or parcel of land,
together with the improvements thereon and all rights,.rights of
way and appurtenances thereto belonging, lying and being situate
about three miles South of the City of Winchester on the West
side of Road No. 6�:5, in Shawnee Magisterial District, Frederick
County, Virginia, containing 1.0 Acre more or less, as shown
by plat and survey of Richard U. Goode, Certified Surveyor,
made May 10, 1963, attached 'hereto and made a part hereof as
if fully incorporated herein, and being the same property
conveyed to the Grantors by Deed of H. Wayne White, et ux,
dated June 2, 1964, and of record in the Clerk's office of
the Circuit Court of Frederick County, Virginia, in Deed Book
300 page 31, to which Deed and plat, reference is made for a
more particular description.
This conveyance is made, however, subject to
all restrictions, easements and/or conditions of record, if any,
affecting the aforesaid realty.

Said Grantors covenant that they have a right
to convey said property to the Grantees; that said Grantees
shall have quiet and peaceable possession to said property, free
from all liens and encumbrances, and that the Grantors will grant

The above tract of land, located about 3 miles South of Winchester, on
the West side of Road No. 645, and situate in Shawnee Magisterial
District, Frederick County, Virginia, is bounded as follows:
Beginning at (1) an iron peg on the West side of Road No. 645,
said point being 80.0 feet Northeast of the Northeast corner of the
Oates Farm; thence with the North fence line of the land of Carson
Miller 3 61 deg. 13 min. 19 sec. W 545.60 feet to (2) an iron peg
by an old post; thence with Shifflett N 31 deg. 09 ruin. 05 sec. W
80.00 feet to (3) an iron peg near a fence corner; thence with the South
fence line of the land of Andrew White N 61 deg. 13 min. 40 sec. E
543.82 feet to (4) an iron peg on the West side of Road No. 645; thence
with the West side of Road No. 645 S 32 deg. 25 min. 34 sec. E 80.00
feet to the point of beginning, containing 1.0 Acre more or less.
