The application of William G. Sardelis requesting a 13' set back
variance for a tool shed. This property is zoned R-2,
Residential -Limited, and is designated as Tax Map 62C, Circle 1,
Block 6, Parcel 103, in the Back Creek Magisterial District.
BACKGROUND INFORMATION
The applicant has begun construction and wishes to complete
construction of an attached tool shed that would extend 13' into the
required setback area. This would require a 13' variance of the
setback regulations for the side yard area facing Greenfield Road.
This property is zoned R-2, Residential -Limited. The R-2 zoning
regulations call for a minimum 35' setback. This is a wedge-shaped
parcel located on a curve of Greenfield Road in the Stonebrook
Subdivision. Greenfield Road has a 60' right-of-way with
approximately 22' of paved area. The single family dwelling located
on this parcel is presently 35' from the road right-of-way and 54'
from the paved portion of the road.

Clerk's Office in Deed Book 442 at Page 543. Reference is made to the aforesaid plat
and deed for a more particular description of the property herein conveyed.

The property herein conveyed is subject to a deed of trust dated December
30, 1972, of record in tho aforesaid Clerk's 017ico in Deed Book 402, at Pngo 418,
securing an indebtedness of the Grantor to Harold L. Cooper and Reba O. Cooper,
