VARIANCE #006-86
Howard Shockey & Sons, Inc.
5' Height Variance
LOCATION - Route 11 South of Middletown between Route 11 and U.S. 81
MAGISTERIAL DISTRICT - Opequon
TAX MAP & PARCEL NUMBER - Tax Map 91, Parcel 28-A
LAND USE & ZONING - Industrial land use and M-1 (Light Industrial) zoning
PROPOSED USE & IMPROVEMENTS - Addition to manufacturing facility
VARIANCE - 5' height variance
REASON FOR VARIANCE - The building addition is to house a special manufacturing
process and equipment which requires the additional height. A 5' height variance
from the allowable height of 45' will permit the building addition to be 50'
high.
BACKGROUND INFORMATION - The applicant wishes to construct a manufacturing
facility 50' in height. The M-1 industrial zoning district allows a 45' building
height. Therefore, a 5' variance is required.
STAFF COMMENT - Unoccupied structures such as storage silos and cooling towers in
industrial zones are exempt from the M-1 height regulations. All appropriate
permits must be applied for and approved prior to construction.
