parties of the first part and Max Lee Foltz, party of the second
part.
WITNESSETH: That for and in consideration of the sum of
Twenty Thousand Dollars ($20,000.00), cash in hand paid to Deloris

parties of the first part do hereby grant, bargain, sell and
convey with general warranty of title, unto the party of the
second part to be his sole and separate estate, his heirs or

the East side of U. S. Highway No. 522, known as the
Front Royal Turnpike, for a distance of 75 feet and
extending back in an Easterly direction with a uniform
width for a distance of 300 feet, designated as Lot
Rio. 6 in clock 3 on the plat of the Lela 'I. ;Miller
Lots, of record in the Clerk's Office of the Circuit
Court of Frederick County, Virginia, in Deed Book No.
174, page 394, and being the same property conveyed
to the said parties of the first part by deed of James
R. Strosnider, Jr., et ux, dated February 4, 1955, of
record in the aforesaid Clerk's Office in Deed Book No.
235, page 138.
Reference is hereby made to the aforesaid instruments
and the attachments and the references therein contained for a
further and more particular description of the property hereby
conveyed.
This conveyance is made subject to all duly recorded
and enforceable restrictions, easements and rights of way.
Deloris M. Foltz, by executing this agreement, hereby
conveys any and all right, title and interest, including her
contingent right of dower, in and to the herein described property
