Gyurisin - Deputy Director 703/662-4532 July 18, 1984 Mr. and Mrs. Glen Funkhouser Route 4, Box 216E Winchester, Virginia 22601 Dear Mr. and Mrs. Glen Funkhouser: This letter is to confirm the Frederick County Board of Zoning Appeals' action at their meeting of July 17, 1984. Approval of Variance Application #016-84 of Glen and Joan Funkhouser for a 10' side yard variance for a 24' x 32' detached building. This property is designated as Parcel 7 on Tax Map 52 in the Back Creek Magisterial District. If you have any questions, please do not hesitate to contact this office. Sincerely, J. T. P. Horne D rector JTPH/rsa 9 C mirt 4niiar(- - P.CI. Rnx 601 - Winchester. Virginia - 22601 VARIANCE #016-84 Glen and Joan Funkhouser LOCATION - Route 50 West, left on Route 803, left on 654 (Woodchuck Lane), house on right. MAGISTERIAL DISTRICT - Back Creek TAX MAP & PARCEL NUMBER - Tax Map 52, Parcel 7 LAND USE & ZONING - Residential land use and A-2 (Agricultural General) Zoning. ADJOINING LAND USE & ZONING - Residential/Agricultural land use and A-2 (Agricultural General) Zoning. PROPOSED USE & IMPROVEMENTS - A 24' X 32' detached building VARIANCE REQUESTED - 10' side yard variance REASON FOR VARIANCE.- The high-tension power lines cross our yard at an angle affecting the shape and size for the building. Potomac Edison requires us to be 20' from the center of the power lines. The sewage system and drainfield comes down into the yard too far to position the building up into the yard. This is the only possible place to put the building. BACKGROUND INFORMATION - The applicant is seeking a variance for a detached accessory building to be located 5' from the left side yard. This requires a 10' variance of the A-2 (Agricultural General) Zoning requirements of 15' from the side property line for accessory buildings. STAFF"COMMENT - The staff has confirmed the electric power easement across this property with the power company. A building permit must be approved prior to construction.
