Approval of Variance Application #001-84 of Jerry Funtila for a 16
foot side yard variance for the construction of a detached garage
located in the Shenandoah Hills Subdivision on the corner of Dogwood
Road and Cardinal Street. This property is designated as Parcel
124((3)) on Tax Map 55B in the Stonewall Magisterial District.

REASON FOR VARIANCE - Due to the topographic condition of the
property, a variance is being sought to prevent flooding of the
basement in the existing house because the proposed garage will block
the flow of water and direct it toward the :easement.
BACKGROUND INFORMATION - This application is for a reduction of the
required side yard for a corner lot of 35' for a detached garage
located in the RP (Residential Performance) Zoning District. The
applicant proposes to construct a garage 19' from the right-of-way
of Cardinal Street, therefore requiring a 16' variance.
STAFF COMMENT - A building permit is required prior to construction.
The Virginia Department of Highways and Transportation should be
contacted prior to constructing the driveway entrance on Cardinal
Street.
