1983; by and between THOMAS C. BAKER, REGINALD B. BAKER,
divorced, and MARY B. FISHER, parties of the first part,
hereinafter called the Grantors, and ARLEN K. RAMAN, CHARLES B.
RICHARDSON, and SCOTT M. BARLASB, not individually, but es

Ten,(010.00) Collate, each in hand paid, and other good and valu-
able consideration, the receipt of which is hereby acknowledged,
the Grantors do hereby grant and convey with general warranty of
title unto the Grantees, in foe simple, ea tenants in common, all
of that certain lot or parcel of land, together with the improve-
ments thereon and the appurtenances thereunto belonging, located
in,8h4mineeMagisterial hietrict, Frederick County, Virginia, con-
taining 28.5 Acme, more or lose, the conveyance herein being in
grans and not bi.the acre, said real estate being eituate at the
intersoctionlof Virginia Routes 628 and 6521 and being .the same
land conveyed to Charles B. Baker, by deed dated June 3, 1964,
from R. G. Vance, widower, of record in theOffice of the Clerk
of the Circuit Court of Frederick County, Virginia in Deed Book
300 at Page e6, the said Charles D. Baker subsequently died and
by his Last Will and Testament, dated October 7, 1963, and Codi-
cil, dated February 18, 1965, devised the subject property in

in the aforesaid Clerk's Officc,in Will Book 70 at Page 397. Tho
said Mary S. Baker died on the /V day of ThelfiC 19�,
and the aforesaid children of Charles B. Baker, all being over
the age of thirty 'years, the Shenandoah Valley National Bonk
transferred in kind the subject property hereinabove described.
The party of the third part does hereby join in the exe-
cution of this deed to confirm that the aforesaid real estate was
transferred in kind in termination of the Charles H. Baker
to the Grantors hereinabove recited,, and said party of the third
part does heroin convey with Special Warranty of title unto the
Grantees all of its right, title, and interest in and to the
above described subject realty.
The parties of the fourth part, ao spouses of the respec-
tive Grantors recited above, do hereby join in this deed to
release all of their right, title, and interest, including
inchoate right of dower, and curteay, unto the Grantees in the
above described real estate.
This conveyance is made subject to all easements, rights
of may and restrictions of record affecting the subject property.
The Grantors do hereby covenant that they have the right
to convey to the Grantees; that the Grantees shall have quiet and
peaceable possession of the said property, free from all liens
and encumbrpnceoj and they will grant such further assurancoa of
title as may be requisite.

1983, between Arlen K. Sarian, Charles B. Richardson and Scott M.
Bar/au, not individually, but as Trustees of Fellowship Bible Ch
of the one part, hereinafter called the Grantors, and Benjamin M.
Butler and Bruce E. Downing, of Winchester, Virginia, Trustees, o
the other part, hereinafter called the Trustees; and Thomas C.

WHEREAS, by decree of. the Circuit Court of Frederick County,
Virginia, Arlen K. Sarian, Charles B. Richardson and Scott M.
Barlaos have been appointed as Trustees of Fellowship Bible
Church pursuant to the authority granted to the Court under
Section 57 -8 of the Code of Virginia; and
WHEREAS, by decree of said Court, the Trustees have been
authorised to encumber the following described real property for
the amounts and afore ;aid terms as stated herein, pursuant to
the authority granted to the Court under Section 57 -15 of the
Code of Virginia.
NOW THEREFORE, That for and in consideration of the sum of
Ten Dollars ($10.00), cash in hand paid and other valuable consid
oration, receipt whereof is hereby acknowledged, the Grantors do
grant and convey, with General Warranty and with English Covenant
of Title, unto the Truateea (any Trustee may act), in fee simple,
together with all rights, rights of way, privileges and appurten-

IN TRUST NEVERTHELESS, to astute the payment in full, both
principal and interest, of that certain negotiable bond, bearing
even date herewith, executed by Charles B. Richardson, Treasurer,
payable to tho order of Thomas C. Baker, Mary B. Fisher and
Reginald B. Baker at Winchester. Virginia, in the principal sum
of Forty Thousand Dollars ($40,000.00), bearing interest at the
rate of ton par centum (IO2) per annum, payable in fourteen (14)
semi- annual payments which payments will include principal of Two
Thousand Eight Hundred Fifty Seven Dollars and Fifteen Cents
(82,857.15) and all interne accrued to the date of the payment,
which first payment is duo on six (6) months from the date of
this note, with each additional' payment due six (6) months
thereafter until the entire amount is paid in full; and to --thin
end to secure the indebtedness evidenced by said bond, in what.
aoevsr form it may horoaftor assume, by renewal or renewals, in
whole or id'part, by change of parties, makers, endorsers or
otherwise, until tha.full amount of said indebtedness has been
fully paid and diaahargod.

Fire insurance with extended coverage required to the
extent of the full insurable value.
It is mutually understood and agreed that in the event the
property which has been conveyed to the Trustees is advertised
for sale pursuant to the terms of this trust, and prior to the
date of sale the property is redeemed, or withdrawn from sale for
any reason, the Grantors agree to pay all costs of the Trustees
and a commission of two and one -half per centum (2 1 /2%) on the
remaining unpaid balance of the debt secured by thin trust.
the property secured by this deed of trust may not be
conveyed to any other person, firm or corporation, without the
prior written consent of the holder of the bond and any such
conveyance without such consent shall be construed as a default
of the trust.
The parties of the third part, being the beneficiaries of
the bond secured by this deed of trust, hereby agree, upon the
receipt of a release fee of One Thousand Dollars ($1,000.00) per
acre, to subordinate the lien of this trust on not more than
thirteen (13) acres of the property conveyed herein to the lien
of a deed of trust 'securing any amounts due to a.third party. It
in expressly agreed that the•lienof this trust shall remain and
have priority on all remaining property not so released.
The parties of the -third part further agree, upon receipt of
a release fee in rho additional amount of Two Thousand Seven
undred Dollars ($2,700.00) per acre, to release from the lien of
this deed of trust additional parcels of the property conveyed
rein.
