Steven Denney, husband and wife, parties of the first part, hereinafter referred to as Grantors, ROY E. GOTTSCHALK and NANCY D. GOTTSCHALK, husband and wife, parties of the second part, hereinafter referred to as Grantees. WITNESSETH: That in consideration of the sum of Ten Dollars ($10.00) and other good and valuable consideration paid the Grantors by the Grantees on or before the delivery of this Deed, the receipt of all of which is hereby acknowledged, the Grantors do hereby grant and convey, with General Warranty of Title, unto the Grantees, in fee simple, jointly, as tenants by entirety with common law right of survivorship, the following described real estate, together with all rights of way, privileges and appurtenances thereto belonging and subject to all easements and legally enforceable restrictions of record affecting such realty: PARCEL ONE: All of that certain lot or parcel of land, together with all rights, rights of way, and appurtenances thereunto belonging and improvements thereon, lying and being situate in Gainesboro Magisterial District, Frederick County, Virginia, designated as Lot 35 on the plat and survey of LAKE SERENE recorded in the Clerk's Office of the Circuit Court of Frederick County, Virginia. PARCEL TWO: All of that certain lot or parcel of land, together with all rights, rights of way, and appurtenances thereunto belonging and improvements thereon, lying and being situate in Gainesboro Magisterial District, Frederick County, Virginia, designated as Lot 36 on the plat and survey of LAKF. SERENE recorded in the Clerk's Office of the Circuit Court of Frederick County, Virginia. AND BEING the same property conveyed to the parties of the first part by Deed from Alvin F. Rich and Evelyn T. Rich, husband and wife, dated November 1, 2000 and recorded in the aforesaid Clerk's Office as Instrument NO. 000011549.
