THIS DEED made and dated this 2 day of August, 2004, by and between
JASON D. McKELVEY, party of the first part, hereinafter called the Grantor, and C.
ROBERT KIDWELL and BARBARA E. KIDWELL, parties of the second part,
hereinafter called the Grantees.
WITNESSETH: That for and in consideration of the sum of Ten ($10.00)
Dollars, cash in hand paid, and other good and valuable consideration, the receipt of which
is hereby acknowledged, the Grantor does hereby grant, bargain and sell with general
warranty and English Covenants of title unto the Grantees, in fee simple absolute, as
tenants by the entirety with common law right of survivorship, all of that certain lot or
parcel of land lying and being situate a short distance west of U.S. Highway No. 522 (now
known as Virginia Secondary Highway Route 719) in Gainesboro

and being identified as Lot 13 on the plat of Dunbar, Martin S. Glaize Lots at Albin,
which is of record in the Clerk's Office of the Circuit Court of Frederick County, Virginia,
in Deed Book 196 at Page 407, and further shown on that certain plat of survey drawn by
Scott J. Wolford, L.S., dated June 27, 2001, as containing 13,965 square feet, Lot 13,
which is attached to that certain Deed of record in the aforesaid Clerk's Office as
Instrument No. 01- 0009320, and being a portion of the same land conveyed to Jason D.
McKelvey by Deed date July 19, 2001 from Jeremy M. Kidwell, of record in the aforesaid
Clerk's Office as Instrument No. 01- 0009320.
This conveyance is made subject to all easements, rights If way and restrictions
of record affecting the subject property.
