115.0 feet to a 12 inch sugar nut tree on the West bank of said
Opequon Creek, being the Southern corner of said tract of land and

from Charles Robert Hess and Carolyn Bishop Hess, his wife, and
John L. Finnerin, said deed is of record in the Clerk's Office of the
Circuit Court of Frederick County, Virginia, in Deed Book 386 at Page
245.
Reference is here made to the aforesaid instruments and the attachments and
the references therein contained for a further and more particular description of the
property hereby conveyed.
This conveyance is made subject to all duly recorded and enforceable
restrictions, easements and rights of way.
