The site plan is approved for improvements to the existing Capon Valley Bank located at 6701 Northwestern Pike in the Back Creek Magisterial District. Improvements include the addition of a 72 square foot building addition, a drive through canopy addition, and associated parking lot revisions. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with seven (7) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments l . Special Limited Power of Attorney Form. Please have the property owner sign the attached Special Limited Power of Attorney Form prior to further review or approval. This form should be notarized and completed to grant the applicant (you) with authorization to represent them for this site plan. 2. Sh4nature Block. The signature block for the Zoning Administrator needs to include the expiration language: Site plan valid for five (5) years from date of Zoning Administrator Approval. 3. Owner Information. Provide the phone number for the property owner. 4. Project Information. The zoning of the property, setbacks and building height information is incorrect. 5. Scale. The scale on the site plan is incorrect. Lot Consolidation. The site plan references a lot consolidation that appears to have already been completed. 6. Surveyed Boundaries. The site plan needs to show the surveyed boundaries for the property. 7. Canopy. It appears that this site plan is for a building and canopy addition. The height and size of the proposed canopy needs to be shown on the plan. S. Existing Striping.
