Dear Jeremy:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site plan
is denied until the issues in this letter, as well as all issues of the other review agencies, have
been adequately addressed. Please review Staff's comments listed below and then prepare a
revised site plan which adequately addresses each concern.
Review Comments
I . Right-of-way. Note R.O.'\V. Dedication and how much is being dedicated.
2. Proposed Entrance. Entrance needs to be a right in, right out, and left in. No trucks
should be turning left out. Design to prevent trucks from turning left out.
3. Drainage Ditch. Is there a drainage ditch on the west side of the property? If so, please
provide any improvements necessary to get this entrance in.
4. Handicap Ramps. What is the purpose of handicap ramps provided?
5. Site Plan. Make reference to any prior approved site plans.
6. Adjoining Use. There is no such zoning as M3. Correct zoning for Newlin Rental
Investment.
7. Existing Wall. Please show existing wall on the south side of the property. Also, note
Book 760 Page 1494 &1495, whereas James L. Mcllvaine owns the property.
8. General notes. Provide a note stating that the site plan is valid for five years upon date
of approval.
9. Project information. Clarify existing and proposed use. Scrap Yard?

After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets and
at least five copies of the final plan for approval. Comment sheets are required from the
following agencies: the Frederick County Inspections Department, the Frederick County
Department of Public [Yorks (County Engineer), and the F•eclerick County Fire MCII'SI1al. Do not
hesitate to contact me if you have any questions or concerns regarding this letter.
