1. The property delineated on this plan is located on the western corner of Airport Road and
Aviation Drive just south of the Winchester Regional Airport. The site currently has a vacant
office/warehouse building located on it with existing paved parking and an existing gravel storage
area. The property owner proposes to construct a new loading dock off of the southern corner of
the existing building and to relocate the dumpster area. All proposed improvements to this site are
in direct relation to the new loading dock and the relocated dumpster.

7. Handicap Accessibility:

10. Environmental Features:
Wetlands- No wetlands have been identified on this site.
Flood plain- No floodplain is located on this site
Sink Holes- No sink holes have been identified on this site.
Steep Slopes- No steep slopes have been identified on this site.
11. Stormwater Management:
The proposed improvements on this site plan pertain directly to the addition of a loading
dock for the existing building. The proposed improvements require the disturbance of less than
0.06 acres of land. The area to be disturbed is mostly gravel and paved areas. Approximately 160
square feet of grass will be replaced with new pavement and approximately 233 square feet of
existing gravel and concrete will be replaced with new sod as noted on sheet 2 of this plan.
Therefore, with less impervious surfaces on site the post development flow will be less than the pre
development flow upon completion of this project.
12. Lighting: Exterior lighting will consist of wall mounted lights. All lights, if necessary, will be
installed to prevent off -site glare.

GENERAL NOTES:
1. ALL WORK AND MATERIALS SHALL CONFORM TO THE CURRENT STANDARDS OF THE COUNTY
OF FREDERICK, VIRGINIA, THE VIRGINIA DEPARTMENT OF TRANSPORTATION, AND THE
REGULATIONS OF THE AMERICANS WITH DISABILITIES ACT, WHERE APPLICABLE.
2. IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO NOTIFY "MISS UTILITY" AT
1-800-257-7777 AT LEAST TWO (2) WORKING DAYS, BUT NOT MORE THAN TEN (10) DAYS,

PAVING AND CONCRETE:

THE PLANS. ALL POINTS OF CONNECTION WITH EXISTING PAVEMENT SECTIONS SHALL BE
SAW -CUT TO PROVIDE A SMOOTH TRANSITION BETWEEN PAVEMENT SECTIONS.
2. ALL CONCRETE SHALL BE VDOT CLASSIFICATION A-3 CONCRETE. ALL WORK SHALL BE DONE
IN ACCORDANCE WITH THE STANDARDS AND SPECIFICATIONS OF VDOT.
4. ALL EXISTING UTILITIES HAVE BEEN SHOWN BASED UPON THE BEST AVAILABLE INFORMATION.
HOWEVER, THERE MAY BE EXISTING UTILITIES WHICH ARE NOT SHOWN AND SHOULD BE
LOCATED. THEREFORE, IT SHALL BE THE RESPONSIBILITY OF THE CONTRACTOR TO VERIFY THE
LOCATION OF ALL EXISTING UTILITIES PRIOR TO CONSTRUCTION. ANY DISCREPANCIES BETWEEN

EXCAVATION AND GRADING:

THE EXISTING UTILITIES. IF CONFLICTS EXIST, THEN THE EXISTING UTILITIES SHALL BE LOWERED
OR MOVED TO PROMOTE THE CONSTRUCTION OF THE PROPOSED DEVELOPMENT.
2. ALL DELETERIOUS MATERIALS, DEMOLISHED DEBRIS, AND CLEARED AND GRUBBED MATERIALS
SHALL BE REMOVED AND PROPERLY DISPOSED OF OFF -SITE.
3. ALL TOPSOIL OR VEGETATIVE COVER SHALL BE EXCAVATED TO ITS FULL DEPTH AND
STOCKPILED ON -SITE, IF APPLICABLE, IN THE AREA AS DIRECTED BY THE OWNER'S
REPRESENTATIVE FOR FUTURE FINISH GRADING.
4. ALL BORROW FILL MATERIAL, IF NECESSARY, SHALL BE OBTAINED BY THE CONTRACTOR AND
APPROVED BY A CERTIFIED GEO-TECHNICAL ENGINEER. ALL FILL MATERIAL SHALL BE PLACED
IN LIFTS OF 8" OR LESS AND SHALL BE COMPACTED TO 95% OF ASTM D-698 MAXIMUM DRY

5. NO BLASTING SHALL BE PERMITTED WITHIN 25 FEET OF EXISTING UTILITIES OR STRUCTURES

6. ALL LANDSCAPED ISLANDS, SLOPES, AND LAWN AREAS SHALL RECEIVE A MINIMUM OF 6-
TOPSOIL OBTAINED OFF -SITE OR FROM THE TOPSOIL STOCKPILE ON SITE. THE TOPSOIL SHALL
BE GRADED AND RAKED, PRIOR TO APPLICATION OF PERMANENT VEGETATIVE COVER.

AN APPROVED SEDIMENT TRAPPING DEVICE, OR BOTH, AND DISCHARGED IN A
MANNER THAT DOES NOT ADVERSELY AFFECT FLOWING STREAMS OR OFF -SITE
PROPERTY.
d. MATERIAL USED FOR BACKnLLING TRENCHES SHALL BE PROPERLY COMPACTED IN
ORDER TO MINIMIZE EROSION AND PROMOTE STABILIZATION.
e. RESTABILIZATION SHALL BE ACCOMPLISHED IN ACCORDANCE WITH THESE REGULATIONS.

EXCAVATION AND GRADING:
1. TEST PITS SHALL BE EXCAVATED TO DETERMINE THE DEPTHS AND LOCATIONS OF ALL OF
THE EXISTING UTILITIES. IF CONFLICTS EXIST, THEN THE EXISTING UTILITIES SHALL BE LOWERED
OR MOVED TO PROMOTE THE CONSTRUCTION OF THE PROPOSED DEVELOPMENT.
2. ALL DELETERIOUS MATERIALS, DEMOLISHED DEBRIS, AND CLEARED AND GRUBBED MATERIALS
SHALL BE REMOVED AND PROPERLY DISPOSED OF OFF -SITE.
3. ALL TOPSOIL OR VEGETATIVE COVER SHALL BE EXCAVATED TO ITS FULL DEPTH AND
STOCKPILED ON -SITE, IF APPLICABLE, IN THE AREA AS DIRECTED BY THE OWNER'S
REPRESENTATIVE FOR FUTURE FINISH GRADING.
4. ALL BORROW FILL MATERIAL, IF NECESSARY, SHALL BE OBTAINED BY THE CONTRACTOR AND
APPROVED BY A CERTIFIED GEO-TECHNICAL ENGINEER. ALL FILL MATERIAL SHALL BE PLACED
IN LIFTS OF 8" OR LESS AND SHALL BE COMPACTED TO 95% OF ASTM D-698 MAXIMUM DRY
