All requirements of the Frederick County Zoning Ordinance have been met in the approved site

with three (3) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future

We have received your revised site plan dated May 12, 2010 for the referenced project. It
appears all of our earlier review comments have been satisfactorily addressed. Please advise
the owner of our approval. Also email PDF's of the individual plans sheets of the approved
construction plans with signed seal for VDOT distribution.
The appropriate land use permit may now be applied for to cover work within the Route 1200
right-of-way. The permit is issued by this office and will require a minimum processing fee,
surety bond coverage, and the salary & expenses of a State assigned Inspector. Once
satisfactory application has been made, a permit will normally take approximately thirty days
to process and issue.
As requested, we are mailing two plan sets with VDOT approval stamp for your files.

Site Plan Completion and approval
Greenway Engineering has began work on the new site plan (project manager is Jeremy
Tweedie) and we have requested they complete the site plan ASAP and we are expecting
a rough draft by December 21. From there we are paying additional for them to expedite
the process and hand deliver all work to the agencies that it must go through for approval.
So the engineer can make any necessary changes at the time the work is being reviewed.

Move In
During the week of Dec 28 we would like to move in our equipment this includes basic
hand tools; a headlight machine (used to adjust aim of headlights for state inspection) and
basic office equipment (all dealers must complete a VA state inspection every car before
it can be sold)
Request For Temporary Business license
It is during this week that we need a temporary business license to operate, only for state
inspections. This step is critical to our operation because we are allowed to transfer a
inspection license, however if we let it expire we will be required to wait as a new
business (which is 6 months fi•orn when you business license was issued).
January 7
Finish Application for dealer's license
The next available testing date for the Dealer's License is January 5th/6th in
Fredericksburg VA. The following day I will summit final paperwork for my VA
Dealer's License.
January 21
Begin Improvements from new site plan
Jeremy from Greenway has informed me that with the new site plans there will be some
improvements necessary for my site plan approval (landscaping, parking, sidewalk, Ect).

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staffs collllllents listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1) Coversheet. On the coversheet, provide the SIC reference (SIC 55) for the use, provide the
signage in formation for the existing sign, and revise the front parking setback to ten feet from the
ROW.
2) Site Use. The site plan shows the proposed use as an automotive dealer. The site plan needs to
clarify that any automotive repair must be accessory and secondary to the dealership.
3) Parking Requirements. The parking requirement for this use is one space per 400sf ofenclosed
floor area plus one space per 3,000 square feet of outside display area, plus two spaces per service
bay.

4) Existing Sign• The existing sign appears to he VDOT ROW for Baker Lane; this sign
needs to be relocated. Also, provide the hcight/size of the sign and ensure it complies with
current requirements.
5) Parkiniz Setbacks. Parking lot setbacks need to be provided for the site (ten feet ti om roads, five
feet front side/rear property lines).
6) Landscaped Islands. Landscaped islands need to be provided as indicated on sheet 2.
