At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Vicinity Map. A vicinity map needs to be revised to be more legible. 2) Protect Information. Revise the FAR as indicated on the coversheet. 3) Notes. Under option one which is the site plan as submitted (showing the expanded second floor and the tower) — the entire exterior building area will be counted towards the site, which equates to almost a 35% increase in building size over the existing. This will require the improvements specified in the previously issued comment letter (parking upgrades, moving the sign, greenspace, landscaping, etc.). is 0 Option two would be replacing the existing building with a building of the same (or lesser) building footprint/size for the first and second floors. This would require upgrades (curb and gutter, landscaped island, building lighting, etc.) to the parking areas that are adjacent to the building. Option three would be an interior remodel of the existing building (this includes fagade revisions), an interior remodel which does not add exterior square footage would not require exterior revisions (parking for the uses inside the structure would need to be looked at if the uses inside the existing structure are revised).
