Dear .ieremy:
Planning Staff has reviewed the above -referenced site plan to determine ifadministrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staff's comments listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1) Lot Consolidation. The lot consolidation needs to be completed and recorded before the site
plan can be approved.
2) Coversheet. Revise the information provided for the height. The parking calculations are
incorrect; they were revised with the parking update.
3) Landscaped Area. Provide the existing greenspace for the parcel with the building and provide
a separate calculation for the lot being consolidated that will contain the gravel storage lot: The
gravel storage lot will need to acconunodate the 25% greenspace requirement.
4) Access Drive. The gravel access drive to the storage lot that runs along Brooke Road needs to be
paved.
5) Lighting. A photometric plan needs to be included due to the proposed new lighting; the
mounting height of the fixtures needs to be provided as well.
6) Gate Detail. A detail or explanation of the gate type needs to be provided.
7) Site Plan Sheet. The note referencing the deed book/page numbers will need to be revised to
reflect the lot consolidation once recorded. The rear BRL on sheet 4 needs to be revised.
8) Landscaping Plan. The tree type provided on sheet 6 is incorrect.

After you have revised the site plan, please resubmit one copy so that 1 may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five copies of
the final plan for approval. Comment sheets are required from the following agencies: the Frederick
County Inspections Department, the Frederick County Department of Public Works (County Engineer),
the Frederick County Fire Mai-shal, and the Virginia Department of 1 mmsportation.
