Required site improvements include the following: Phase I Improvements • Construction of a 6,000 square foot building. • Gravel outdoor storage area screened by a board -on -board fence. • Outdoor lighting. Phase II Improvements • Construction of a 46,331 square foot warehouse, with a 1,000 square foot office. • Construction of a parking lot with 12 spaces (including two handicap accessible), including curb and gutter, striping and handicap access. • Gravel outdoor storage area screened by a board -on -board fence and berms. • Two loading spaces and two screened dumpster sites. • Landscaping and site lighting. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kep, for future reference, and an approved copy must be kept on the construction site throughout the development process. Comment: Your response letter states that they are going with the original approved site plan (SP423-08 - approved 10/6/08). The original site plan was for the entire site (it was not broken down into phases). Response: This is correct. As stated in a previous email, our intention was simply to Update the status of the project: the rail siding itself has been constructed per the approved plan and instead of constructing the approvedbuilding, the developer would like to phase the project as shown in these plans and construct a smaller building in the interim. 2. Comment: Phase I has been revised to remove the paved access drive. Please contact VDOT to see if they have any issues with this revised access as it could lead to gravel on the road. Response: Lloyd Ingra►n has visited the site and has requested a CO-13 be installed at the entrance due to the types of vehicles expected to use this entrance (i.e. heavy trucks). The CG-13 detail has been added to Sheet 3 and the enhance has been modified to reflect this change. 3. Comment: The entrance gate needs to be shown on the site plan. Response: The entrance gate is now labeled on the plans. Additionally, a detail for both the gate and the opaque fence hasbeen added to Slieet 2. 4. The project has been revised in order to make it more economically viable. The existing topography has been updated to reflect the current conditions on site. Subsequently, the entire site was raised two feet in order to better balance the earthwork requirements. Finally, a Phase I plan has been added which includes simply the rail spur, a pole shed and a gravel pad for loading and unloading of materials.
