At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Coversheet. On the covershect, revise the following: the address for the site appears as 230 and 300 West Brooke Road instead if 260; remove the proposed height portion since this is only a parking addition; and the sign requirements are incorrect. 2) Parking Calculations. Show the parking requirement for the entire existing facility (total office, total employees = total required parlcing), provide the total existing parking on site and then the total number of parking spaces being proposed with this addition. 3) Parkin2 Setbacks. Please note that the parking setbacks for the M 1 (Light Industrial) District and M2 (Industrial General) District are now ten feet from any minor or local street or road right- of-way and 25 feet from any collector or arterial street. or road right-of-way. 4) Plan Notes. There is a note on sheet 3 regarding the ordinance amendment. This amendment was approved and, therefore, the use of header curb is permitted in areas where the use ofgutters is not necessary for stormwater management purposes. The entire parking lot shown on sheets 2 and 3 utilize curb and gutter. If header curb is proposed along the building, it needs to be shown on the site plan. 5) Gravel Areas. On sheet 3, the gravel parking area lot needs to be removed and replaced with grass. 6) Landscaping.
