The above -referenced site plan was approved on October 22, 2009. This site plan is approved
for the addition of a 23' x 9.3' hazardous materials building located at the existing Blue Ridge
Industries site at 266 Arbor Court in the Shawnee Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency conlnlcnts from all relevant review agencies. 1 am providing you
with four (4) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and all approved copy must be kept on the construction site thl'OLIg110Ut the
development process. Once site development is complete, the owner(s) should contact this

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be

Review Comments:
1. Owner's Information. Provide the owners Illformatloll (address/phone number), as well as the
developer.
2. Site Address. Provide the street address of the site (266).
3. Arbor Court. It appears that the front property line of the site is the centerline of Arbor Court; if SO,
a ROW dedication is necessary.
4. BRL's. Show BRL's for the site.
5. Trailer Stora(e. There are currently trailers stored in the brass at the front of the site. These need to
be removed or relocated.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained
on the plan. I will neecl all approved review agency comment sheets and at least five copies of the Final plan
for approval. Comment sheets are required from the following agencies: the Frecerick County Inspections
Department, the Frederick County fire klarshal, and the Virginia Department of Trans7)07-1a1i011.

Enclosed is the Blue Ridge Industries Hazardous Storage Building Site Plan. This plan proposes the removal of one
parlculg space and the addition of a 24' x 9.3' hazardous materials storage building to the site. No addition
impervious area is proposed with this plan and disturbed area is less than 300 sf. so no erosion and sediment
controls measures are required.
