Dear Rachel:
The above -referenced site plan was approved on August 3, 2009. 'file site plan is approved for revisions
to an existing office/warehouse building to add a loading dock and a relocated dumpster area. The
structure is located at 600 Airport Road in the Airport Business Center in the Shawnee Magisterial
District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with three (3)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to
contact me if you have any questions or concerns.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) and Section 304, B-Business of the International Building Code/2006. Other Code that
applies is ICC ANSI Al 17.1-3-03 Accessible and Usable Buildings and Facilities.
Proposed addition to existing VB B-Business & S-1 Storage facility. Height and area of building
shall not exceed the allowable areas as tabulated in Table 503 with allowable increases
Question as to the location of the two existing exits required to meet remoteness
Question as to the HC parking and increase in parking. Please identify HC parking and
unloading.
Question as to exiting and loading dock locations on new addition
Question as to clearances at new 3'0" door. Maintain 18" on pullside of all doors

Landings at doors shall not exceed 1:48 slope and thresholds shall not exceed %2" Handicap
parking shall be provided. Signage shall comply with USBC 1106.8.
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)

Approach to door shall be a min 54"d landing. 18" on pullside shown. Structural plans are
required to be sealed by VA RDP.

Jill,
Just finished looking at the plan and have a few comments:
1. The new dumpster area is not referenced in general note 1.
2. Provide the standard outdoor lighting language on the coversheet.
3. The new dumpster area needs to be relocated out of the front setback area (75'BRL).
4. The plan proposes to remove the existing fence, and states that outdoor storage is prohibited. The existing
gravel surfaces to the side and rear of the building need to be removed and replaced with grass.
5. Approval Comments are needed from the Inspections Department and the Public Works Department.

Dear Ms. Perkins:
We received your comments via email for the above referenced project on July 21, 2009
and have addressed each one as follows:
1. The dumpster area relocation is now referenced in general note number 1 on the
cover sheet.
2. The standard outdoor lighting language has been provided in general note
number 12 on the cover sheet.
3. The dumpster has been moved out of the front setback area as shown on sheet
2.
4. The existing gravel surfac=� in the rear of the building will remain to provide
access to the existing roll up doors.
5. We are resubmitting to the inspections department for their approval. We will not
be submitting to Public Works.
We are submitting two (2) sets of plans for further review. Should you have any
questions or concerns please feel free to contact our office.
