Dear Mr. Moore:
The above -referenced site plan was approved on February 16, 2012. The site plan is approved for
the construction of a 3,600 square foot cooler room addition at the existing Virginia Eagle
Distributors site located at 3425 Valley Pike (Route 11) in the Shawnee Magisterial District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. 1 am providing you
with three (3) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office
to schedule an on -site inspection. Do not hesitate to contact me if you have any questions.

Dear Mr. Moore:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied until
the issues in this letter, as well as all issues of the other review agencies, have been adequately
addressed. Please review Staffs comments listed below and then prepare a revised site plan which
adequately addresses each concern.
Review Comments
I. Building Restriction Lines (BRU On the coversheet, the minimum building restriction
lines need to be shown along with the actual provided for the proposed addition. On sheet
C2, show the distance from the addition to the property boundaries as indicated.
2. Building Height. On the coversheet, provide the actual height of the addition.
3. Gravel Road. On sheet C2, there is a gravel road shown along the side property line.
Indicate if this is an easement/right-of-way (if so, it has a 60 foot BRL).
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved review agency comment sheets and at least five
copies of the final plan for approval. Comment sheets are required from the following agencies: the
Frederick County Inspections Department, the Frederick County Fire Marshal, and the Frederick
County Sanitation Authority.

Building cooler storage addition shall comply with The Virginia Uniform Statewide Building
Code and Sections 311, S (Storage) of the International Building Codet2009. Other Code that
applies is ICCJANSI A117.1-03 Accessible and Usable .Buildings and Facilities. (ADA 20% cost
rule for accessible upgrade will apply for the storage addition). Plumbing permit shall be required
to relocate the sewer. Demolition permit shall be required to remove the existing structure. If the
existing structure was build prior to January 1985 an asbestos inspection shall be required in
accordance to section 110.3 of the Virginia Construction Code. Fire protection system shall be
provided per chapter 9 of the TBC.
If exterior egress from the area is required,(no door location shown on the plan at this time), all
required egress door shall be accessible and area of rescue can be utilized on the landings at the
doors provided the exterior wall is fire rated per section 1007.7 Exterior area for assisted
rescue. All required entrance and egress door locations shall be shown on the plan along with the
accessible route with elevation indicated. Please resubmit with egress door locations indicaW if
required for correct travel distance.
Design Professional licensed within VA shall seal the structural plants submitted for permit
application and special inspection requirements of Chapter 17 of IBC shall apply to this type of
structure. (soils, concrete, steel etc.)
