The site plan is approved for the addition of a 30' x 26' compressor pad and canopy at the existing Washington Gas Company site located at 350 Hillandale Lane in the Shawnee Magisterial District. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff s comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments 1. Site Plan Sheets. This minor site plan only needs to include one sheet (sheet 2) and can make reference to the previously approved site plan. 2. Proiect Information Summary. The site plan sheet (sheet 2) needs to include a project summary with the following information: Property Identification Number (PIN), Owner/Developer Name, Zoning, setbacks and previous plan references. The information from sheet 1 that needs to be shown on sheet 2 has been highlighted. 3. Notes. The PIN Number shown under the notes section on sheet 2 is incorrect. 4. Signature Block. Provide a signature block on sheet 2 for the Zoning Administrator with the following text: Site Plan valid for five (5) years from date of Zoning Administrator Approval. 5. Lighting. Indicate if there will be any lighting under the canopy. If so, it needs to meet the requirements of § 165-201.07. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for approval.
