The above -referenced site plan was approved on July 13, 2011. The site plan is approved for the
construction of a new modular guard booth and security gates at the existing Mercury Paper (Coca Cola
Business Park Site Plan #33-07) site located at 321 Apple Valley Road in the Back Creek Magisterial
District.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with five (5)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to

Buildings shall comply with The Virginia Uniform Statewide Building Code and section 304 -
B,Business Use Group of the International Building Code/2009. Other Code that applies is
ICC/ANSI A117.1-03 Accessible and Usable Buildings and Facilities.
Proposed 6'x6' modular guard booth requires a building permit. Building shall meet height and
area for type of construction and use as required under T503, IBC 2009. Modular unit shall be
approved for installation in the State of Virginia. Building shall meet the requirements of the
International Energy Code, 2009. Concrete slab foundation shall meet the requirements of IBC
Chapter 18
Please note: Requirements in Chapter 17 of BOCA for special inspection requirements on the
type of structure may be required.( Soils, concrete ect..).

The application for site plan for this property appears to have a measurable impact on
Route 652, the VDOT facility which would provide access to the property. Present
entrance is adequate for proposed improvements. Should business ever expand in the
future, entrance may need to be upgraded. Proposed guard booths are located a
sufficient distance from Route 652 so that they should not impact Route 652's traffic
flow.
