The above -referenced site plan was approved on July 14, 2011. The site plan is approved for the
construction of a parking lot expansion at the existing Monoflow site located at 882 Baker Lane in the
Stonewall Magisterial District. Required site improvements include the following:
Expansion of the existing parking area to accommodate 41 new parking spaces (to provide for a
total of 160 parking spaces - including four handicap accessible), including striping, and a
sidewalk along the existing building.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. 1 am providing you with eight (8)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to
contact me if you have any questions or concerns.

Also as for the future striping revision, I think they are wanting to see how this parking lot affects the operation, I know
they are in need to storage space, I think the plan is to relocate the vehicles and see what they have left to provide
staging storage.

They cannot change the striping of the existing parking lot without a site plan revision, it would be best to put a phase 2
truck staging area in this site plan.

Good Morning Jeremy,
1.) 1 actually requested additional area for Trailer staging, not parking in order to eliminate trucks staging on Baker Lane.
We would prefer not to change the existing striping of the parking area until we determine how the parking addition will
affect the flow of trucks. We are also working on internal changes that cannot be implemented until the new parking is
available.

HI Jeremy,
I have reviewed the site plan for the Monoflow parking addition and have the following questions/comments:
Initial conversations with the Monoflow representative revolved around the need for additional trailer storage.
During our conversation I stated that they may be able to relocate existing parking from the right (south) side of
the site to the front (along Baker). Please indicate if Monoflow plans on utilizing the existing parking area for
trailer parking, and if so it needs to be shown on this plan and the striping modified to accommodate the
trailers.
On the landscaping plan provide a note that indicates that the grade between Baker Lane and the new parking
area is adequate to serve as the 36" screening element.
