Required site improvements include the following: • Construction of a 4,290sf building addition. • Construction of two new parking lots with 29 spaces including curb and gutter, striping and handicap access (site will have a total of 40 parking spaces, including two handicap accessible). • One screened dumpster location. • Landscaping and lighting as shown on the site plan. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with four (4) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Addition Data. On the coversheet under the addition data, provide a note about the second floor (north side) not having windows. 2) Setbacks. The setbacks for this site are 35 feet front, 15 feet side and 50 feet rear —per §165- 402.09N (setbacks for other uses). 3) Dumpster Site. On sheet 3, label the dumpster. 4) Lighting Levels. The lighting levels cannon exceed 0.2 footcandles with adjoining residential properties. The lighting at the northern property line will need to be adjusted as indicated on sheet 7. 5) Parking Space Size. Show the parking space size for the rear parking lot (9'x20') which corresponds to the 22 foot aisle width (10'x18' would require a 24 foot aisle per §165- 202.01D(9)a). 6) Easements.
