Please find attached 2 copies of the revised final plan. The following is our response to your comment letter dated June 25, 2008. Comment 1: Site Plan: This site plan should have a cover sheet that shows a location map, the site notes, the site revisions and the signature block for the "Zoning Administrator. Response 1: Cover Sheet has been added to the site plan with a location map, the site notes, the site revisions and the signature block for the Zoning Administrator. Please also note that the plans for 6A have remained on 2 sheets to help legibility. Response 2: The loading area does not conflict with the drive-thru. More labeling has been added to better indicate the operation of the drive-thrti. The lane to the rear of the building is the stacking area for the drive-thru. The drive-thru window itself' will be located on the side with the single lane adjacent to it as shown on the plan. There should be no conflicts with people receiving their orders and an), possible loading activities. Comment 3: Building 5A Dumpsters: The dumpster locations should be revised as indicated on sheet I to place them closer to the buildings. Response 3: The dumpster locations were determined per tenants' requirements to be able to access the dumpsters between the back of the dumpster enclosures and the rear- of the building. All dumpsters are screened in accordance with Fredrick County ordinances. Comment 4: Directional Arl-mi.w: Provide directional arrows on the plan. Response 4: Directional arrows are now shown on the plan. Also, attached please find a copy of approval letter from Public Works, and a copy of the approval letter from the Tire Marshal. A set of revised plan has also been submitted to Building Inspections for their final approval. I hope you find our responses and plan revisions satisfactory to the comments and concerns of staff. The site plan is for revisions to lots 5A and 6A which were approved with the original Rutherford Crossing Site Plan. Revisions to lot 5A include modifications to the building size and dumpster locations. Revisions to lot 6A include modifications to the drive thru area and landscaping. All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency comments from all relevant review agencies. I am providing you with five (5) copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process.
