The above -referenced site plan was approved on Decenlber 16, 2010. The site plan is approved for the
addition of six new mobile home sites (and the removal of one existing mobile home site) at the existing
Oak Hill/Blue Ridge Mobile Home Park located on Berryville Pike in the Red Bud Magisterial District.
Please note that anv future additions to the Oak Hill/Blue Ridge Mobile Home Park will require
conformance with all requirements of the Mobile I-Iome Community (MI-1-1) District (including, but
not limited to, lot size and recreational units). I and providing you with five (5) copies of the approved
site plan. Please forward these copies to the appropriate represcntative(s). Furthermore, advise the
owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the
construction site throughout the development process. Once site development is complete, the owner(s)
should contact this office to schedule an on -site inspection. Do not hesitate to contact nle if you have any

R E C I T A L at
A. Blue Ridge is vested with fee simple title to that
certain lot or parcel of land, containing 73.12 acres, more or
less, situate on the South side of Route 7 (Harry Byrd
Highway/Winchester-Berryville Turnpike), in Red Bud Magisterial
District, Frederick County, Virginia; and being a portion of the
property conveyed to Blue Ridge Associates, a Virginia
Partnership, by Deed dated September 30, 2003, of record in the
Clerk's Office of the Circuit Court of Frederick County,
Virginia as Instrument No. 030022941. Tax Map No. 55-A-174C
("Blue Ridge Parcel #111).
B. Blue Ridge is also vested with fee simple title to that
certain lot or parcel of land, containing 8.0092 acres, more or
less, situate South of Route 7 (Harry Byrd Highway/Winchester-
Berryville Turnpike), in Red Bud Magisterial District, Frederick
County, Virginia; and being a portion of the lands (Tract Five)
acquired by Blue Ridge Associates, a Virginia General
Partnership, by Deed dated June 20, 2000, of record in the
aforesaid Clerk's Office in Deed Book 968, at Page 1064. Tax
Map No. 55-A-174A ("Blue Ridge Parcel #2").
C. Blue Ridge intends to adjust the boundary lines
between Blue Ridge Parcel #1 and Blue Ridge Parcel #2 in
accordance with that certain plat titled "Plat Showing Boundary
Line Adjustment of the Properties of Blue Ridge Associates"

3. Blue Ridge hereby adjusts and confirms the boundary
lines of Blue Ridge Parcel #2, containing 18.5017 acres, as more
particularly set forth on the attached BLA Plat.
4. This adjustment of the boundary lines of Blue Ridge
Parcel #1 and Blue Ridge Parcel #2 is made subject to all
easements, rights of way and restrictions of record affecting
the subject properties; provided, however, that the foregoing
shall not be deemed in any way to reinstitute or republish any
restrictions of record that may have expired or lapsed.

We have revised the site plan per your comments. I have attached a copy for your review along with the agency
approvals. Specific responses are as follows:
1. Plan Name. We have removed the word subdivision from the title.
2. Lot Area. This is not a subdivision as noted in comment 1 and therefore the 4,000 SF area is not
applicable.
3. Road Construction. All roads but one small driveway are paved.
4. Future Development. The need for the zoning district buffer is noted.

Dear Ron:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be granted.
At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as
well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments
listed below and prepare a revised site plan which adequately addresses each concern.
Review Comments:
1) Plan Name. On the coversheet, remove "subdivision" from the title.
2) Lot Area. Show the 4,000sf lot areas for each proposed unit.
3) Road Construction. The site plan shows the main road as gravel; however, many of the roads within the
development appear to be paved.
4) Future Development. Please note that any future additions along the southern boundary of parcel 55-A-
103 will result in the zoning district buffer being required along the adjacent subdivision.
After you have revised the site plan, please resubmit two copies so that I may verify the information contained on
the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for
approval. Comment sheets are required from the following agencies: the Frederick County Inspections
Department, the Frederick County Fire Marshal, the Frederick County Sanitation Authority, and Frederick
County Public Schools.
