The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is
complete. If any portion is not included or complete, the site plan application will not be accepted
and returned to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

This letter is to inform you that the Frederick County Planning Department administratively approved
site plan 4044-95 for the metal/electronics fabrication shop and office on November 27, 1995. This
site plan involves the construction of a light industry and warehouse facility. This facility includes
a 900 square foot Qffice area, a 2,300 square foot shop area, 7 standard parking spaces and 1 van -
accessible handicapped parking space.
Attached are two copies of the approved plan. This will enable you maintain an approved copy for
your records, and provide the contractor with an approved plan for the site. Please have the
contractor contact this office to schedule an on -site inspection once all improvements are complete.

Court) as the business's commercial entrance will be satisfactory. However, a standard
VDOT yield sign as you have indicated must be erected which gives our maintenance
equipment the right-of-way.
Please advise the owner of our approval and that a land use permit must be applied for
to cover his use and maintenance of the entrance. The permit may be applied for
through this office and will require a minimal processing fee.

RE: Preliminary Site Plan Review -- Mark J. Tenenbaum
Dear Mr. Tenenbaum:
I have had an opportunity to review the above referenced site plan. The following comments will
need to be addressed in order for this office to proceed with adtninistrative approval of this site
plan. Please:
1) Provide the Property Identification Numbers (PIN) for the adjoining properties.
2) Provide the location and the dimension of the required parking lot setbacks.
3) Clarify the location of the sidewalk. The subnutted plan indicates that a sidewalk
will be installed directly in front of the office entrance door, and the loading lane.
There is also indication of a 5-foot awning along the front of the building; is the
sidewalk intended to be under the awning?
4) Note that no free-standing signs have been proposed. If any wall mounted signs
are proposed, it should be indicated on this site plan.
5) Note that no outdoor lighting fixtures are proposed. If any wall mounted lighting
fixtures are proposed, it should be reflected on the site plan
6) Provide the location for outdoor trash receptacles and dimension of the structure
required to enclose the receptacles. Also provide detailed drawings of the
enclosure structures, and the latched gate system.
7) Provide the name of the proposed street. On the approved master development
plan, the proposed street has been name Hollomott Drive. Please provide this
street name on the site plan.
8) Provide the dimensions of the proposed entrance from Arbor Court.
9) Provide the posted speed limit of Arbor Court.
10) Provide the parking calculations for the site. My initial calculations indicate that 4
parking spaces are required for the office space, and 6 parking spaces are required
for the shop area. This brings the required parking spaces to 10. Please revise the
site plan to accommodate the required 10 parking spaces.

plan reviews and approval. The review fee for this site plan is $1,100,00 ($1,000 plus
$100.00/acre).
Once all comments have been addressed, please resubmit one copy of the revised site plan to this
department for final review. If the revised site plan satisfies all agency comments, we will request
five copies of the final site plan, with the signed Certificate of Land Surveyor, and recommend the
site plan for approval.
On a side note, please be aware that the master development plan and the subdivision plats must
be signed by the required Frederick County officials prior to receiving site plan approval. The
master development plan should be revised to reflect the proposed Arbor Court extension and
cul-de-sac, as agreed upon during the master development plan review. Once revised, submit five
copies of the master development plan to our office for signatures. The subdivision plats must be
accompanied by a letter of credit for bonding of the Arbor Court cul-de-sac improvement.
