All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. Our construction plans indicate there is an existing 4" gas line parallel to and behind the Route 17/50 curb in this area. The gas main should be shown on the plan to prevent damage during construction. Also you should check to ensure adequate depth can be maintained. 4. Other miscellaneous items as marked will need to be addressed. Please revise and resubmit six (6) copies for final approval. The following comments need to be addressed during the revision of this site plan: Please revise the owner information to include the telephone number. CPlease revise the address. and telephone number for the developer as indicated on the marked -up plan. I/3) Please ensure that the signature and date on the Land Surveyor Seal is legible on the final site plan copies. 1/4) Please include the name Millwood Pike on the location map. 5) Please provide the use, zoning, property identification number, and deed book/page number for all adjoining properties on the north side of Millwood Pike and on the west side of this property. ✓6) Please provide the entire property boundary line for parcel 64-A-101 and include the boundary survey information and description. ✓7) Please provide the boundary separation line for all adjoining properties. Are there existing entrances on the north or south side of Millwood Pike that are within 200 feet of the proposed entrance? Please indicate the location of these entrances, as well as existing entrances along Ryco Lane. v18) Please provide the location of the overhead electrical poles that are located on or adjacent to this property. ✓19) Please provide the location and width of all easements that are on or that adjoin this property. Please provide a detail of the curb to be used. 26) The proposed curb for the new parking lot on the east side of the building is confusing as it relates to the property line. This curb should be similar to the proposed raised islands indicated throughout the existing parking lot. V27) The proposed parking lot needs to be shifted slightly to meet the minimum setback requirement of five feet. This shift will still provide a minimum aisle width of 25 feet., 28) Please provide appropriate parking lot landscaping. A description of the plantings to be used needs to be provided. ✓29) The raised island concept will prove to be of great benefit in controlling traffic throughout this site. In order to maximize this benefit, it would be prudent to provide additional curb on the eastern property line between this site and Ryco Lane. Existing conditions do not provide a clear definition between Ryco Lane and the parking lot. Therefore, providing curb will provide two distinctive entrances into this property from Ryco Lane and will separate the travel aisle from the roadway. s +� Page -3- Burr Letter November 30, 1995 Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my review.
