SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. The approved site plan calls for the construction of a new administration building that will contain 12,800 square feet of floor area, the creation of a new parking lot that will contain prime and double seal pavement, 33 regular parking spaces, two disabled parking spaces that are van accessible with appropriate ramps and signage, concrete wheel stops, and a concrete pedestrian sidewalk, the extension of Titan Drive which will eliminate the existing turn around, the provision of two paved entrances off of New Hope Road that will meet all requirements of the Virginia Department of Transportation, and all appropriate erosion and sedimentation control measures. I have provided you with two copies of the approved site plan. This will allow you to provide the contractor with an on -site copy and keep a copy for your records. The Frederick County Engineer will review the storm water management facility plan submitted by Greenway, Inc. as a part of this site plan approval process. Your plan indicates a 10' access road to a future dry hydrant to be located on the storm water management pond. This access to the dry hydrant must be a minimum of 20' in width and posted with signage reading "No Parking -Fire Lane". Also, it is unclear on drawing number C-2, whether the existing service area behind the Dining Hall is to remain accessible for Fire Dept. apparatus. The service area, as existing, is our access to the rear of the Dining all, as well as the existing Pavillion Bldg. If the service area is to be eliminated in lieu of the 12' gravel drive, as shown, then the gravel drive must be a minimum of 20' in width and posted as a Fire Lane. With the increased growth being experienced at Timber Ridge, it is becoming increasingly difficult for our Fire and Rescue Companies to locate buildings by "name". Within the scope of the County's numerical addressing system, each building on the campus must have it's own numerical address assigned, and posted on the buildings as required in the ordinance. While this is not necessarially a contingency of approval for this particular building, it seems logical to me to address this issue at a time when construction is being done. We would work with you or the school administrators, in any way possible, to identify the address on each existing building and on the new structures which are proposed so they can be numbered accordingly.
