At that time, we recommended denial of the subdivision, as approving same, placed both of the existing buildings in violation of the building code. Fire rated exterior walls are required on buildings in such close proximity to property lines. We have received no documentation on how this issue is to be addressed, though the subdivision was approved anyway. I am now recommending denial of the "Site Plan" as the fire rating of exterior walls has still not been addressed in documentation I've received. This fire separation, at the new property line, is essential to give the Fire Dept. a defensible position in the event of a fire. Without it, fire of any magnitude will cause considerable damage to both buildings. If there are questions about this matter, please don't hesitate to contact me. Douglas A. Our comments may be found on the enclosed plans marked in red and as follows: 1. Due to the condition of the existing entrance pavement the entrances will need to be overlaid with 1.5" of SM-2A asphalt concrete. The overlay should also extend across Highlander Road, Route 1020, as noted to cover the proposed utility open cuts. 2. A 30' asphalt taper should be provided on the south side of the entrance. 3. The existing 15" C.M.P. entrance culvert should be extended approximately 5' and inlet end mitered to prevent further erosion. In addition erosion control stone will need to be added to both ends of the culvert. 4. A sign should be erected at the northern entrance indicating that access through this entrance should be restricted to employees only. Please re: Ise and resubmit s.x copies for final approval. Should any changes be deemed necessary please design them to meet or exceed the above recommendations. I would also like to remind you we have yet to receive the required joint use agreement for the southern entrance which will allow us to sign off on the properties subdivision plat. Indicate required erosion and sediment control measures, i.e., inlet protection, construction entrances, etc. The indicated silt fence appears to be shown in the wrong location (upgradient?) 3. Consider using concrete pavement directly in front of the dumpster pad to prevent pavement failure. Also, the location of the gate appears to limit the use of the last parking space on the east side. Under the General Notes section, please change the building setback for minor roads to reflect the 35' front setback requirement. Please show a typical of the type of outdoor lighting fixtures to be used on the site. This typical should indicate the illumination patterns of the lights. Please revise the area around the dumpster. The size and position of the gate will interfere with the last parking space. Also, the angle of the dumpster may pose access problems. Please correct the F.A.R. figure from 34,55.54 to 3,455.54 in the General Notes. Please indicate the size of the proposed water lateral to be used when connecting to the existing water main. The location and nature of all facilities necessary to meet Fire Code requirements shall be approved by the Fire Marshall. Please show a continuance of the three foot screening hedge along the west side of the parking area. This will alleviate headlight glare from vehicles turning into AU parking spaces. �) Please revise the perimeter landscaping calculations to show the correct perimeter of the parking lot (from point A to point B on plan).
