r r SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. The approved site plan calls for the addition of 15,760 square feet to the existing manufacturing operation, the construction of an additional 5,594 square feet of office space, the addition of two concrete pads that total 6,440 square feet, the provision of a parking lot that will be completely paved with a bituminous prime and double seal surface and will contain 76 regular parking spaces that are delineated with striping and concrete wheel stops, the provision of four disabled parking spaces that will be paved with asphalt and will contain appropriate disabled parking signs, and improvements to the existing wastewater treatment facility. As stated in my letter dated October 3, 1995, Frederick County will require Butler Manufacturing to receive all required permits and complete the improvements to the wastewater treatment facility, or to enter into a temporary discharge agreement with the local Health Department prior to the issuance of any occupancy permit for these improvements. I have provided you with two copies of the approved site plan. This will allow you to provide the contractor with an on -site copy and keep a copy for your records. It is my understanding that your firm is assisting Butler Manufacturing to complete the design and application work necessary to upgrade the on -site wastewater treatment facility. This information has been forwarded by the local Health Department to the Office of Water Programs in Lexington, Virginia. Because of the time table involved to receive all required permits to begin these improvements, Frederick County will allow Butler Manufacturing to proceed with construction once all other review agencies have approved their portion of the site plan. However, Frederick County will require Butler Manufacturing to receive all required permits and complete the improvements to the wastewater treatment facility, or to enter into a temporary discharge agreement with the local Health Department prior to the issuance of any occupancy permit for these improvements. Please revise your site plan to reflect the comments specified in this letter and provide me with a revised copy for review.
