SITE PLAN CHECKLIST
The checklist below indicates all the information -that needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

RE: Approval of Resource for Educators Site Development Plan #041-98
Dear Gary:
The Frederick County Planning Department administratively approved Site Plan #041-98 for
the above referenced site plan on July 10, 1998. This site plan, for the construction of
additional shared parking spaces, meets all County requirements for development within the
M1 (Light Industrial) zoning district. These parking spaces are being added to fulfill the
requirements for a change of use from the Bandit Karts site plan (#014-97) that was originally
approved on June 4, 1997. The approved set of plans contains the new Bandit Karts building
site plan (#015-98) approved on May 14, 1998, along with the older Bandit Karts site plan for
reference only.
Please find attached three copies of the approved site plan. Please keep one approved copy
for your files and forward the other two to the owner. The owner should maintain an approved
copy on the construction site. Once the site development has been completed, the owner
should contact this office to schedule an on -site inspection.

RE: Review of Resource for Educators Site Development Plan #041-98
Dear Mr. Oates:
I had the opportunity to review the above referenced site plan submitted to our department on June 18,
1998. The following comments, in addition to those marked on the plan, should be addressed during
the revision of this site plan.
The title of the site plan can be a bit confusing, Please label each sheet as Resource for
Educators. This plan should no longer be considered Bandit Karts and the information associated
with Bandit Karts I or II should be removed from the plan, However, please provide a note
stating this site plan represents a change of use from the Bandit Karts industrial facility to the
Resource for Education office facility.
2. Please update the information on Sheet 1.
3. Please show both buildings being affected by the increase in parking. It is important to get a
better picture of the entire site. This should show existing parking for Resource for Educators,
existing landscaping and entrances into the building.
4. Please include the PIN, use, zoning, of the adjoining property to the south of Resource for
Educators.
5. Please include a statement that requires all signs to conform to the Frederick County Zoning
Ordinance. Please show any existing signage already in place on the site.
6. Please include ground floor area and total floor area of all buildings with FAR calculations for the
buildings which use is being changed.
7. Please show dimensions of all parking spaces, including handicap, as well as dimensions of aisles,

8. Please show all required setbacks for the two lots.
9. Please extend the limits of paving as marked on the plan.
10. Please provide a copy of the shared access easement.

12. Please show the distance between the Resource building and the new parking spaces. Show any
access points along this northern wall.
13. The location and nature of all facilities necessary to meet Fire Code requirements shall be
approved by the Fire Marshal.
14. The stormwater management plan, and the soil erosion and sedimentation control plan, shall be
approved by the Department of Public Works.
15. Please show that the two dead trees on the Resource for Educators Property will be replaced
with new ones.
Please revise your site plan to reflect the comments specified in this letter and resubmit one copy for my
review. Once I have verified the information contained on the revised site plan, I will need all approved
review agency comment sheets along with five copies of the final site plan for approval. Comment sheets
are required for the following agencies: the Virginia Department of Transportation, the Frederick County
Inspections Department, the Frederick County Engineer and the Frederick County Fire Marshal.
