GENERAL NOTES FOR ENTRANCE PLANS
YPQT General Dotes
V1. All work on this project shall conform to the latest
editions of the Virginia Department of Transportation
(VI)OT) Road and Bridge Specifications, and Standards,
The Virginia Erosion and Sediment Control Regulations
and any other state, federal or local regulations
applicable. In the event of conflict between any of
these standards, specifications or plans, the most
stringent shall govern.
V2. All construction shall comply with the latest U.S.
Department of Labor Occupational Safety & Health
Administration and VOSH Rules & Regulations.
V3. When working on VDOT right of way, all traffic
control, whether permanent or temporary, shall be in
accordance with the current edition of VDOT's work
area protection manual. Furthermore, all traffic
control flaggers must be certified in accordance with
VDOT's January, 1994 (or latest edition of) Road &
Bridge Specifications, Section 104.04-C.
V4. Design features relating to construction or to
regulation, control and safety of traffic may be
subject to change as deemed necessary by VDOT.
V5. Prior to initiation of work, Contractor shall be
responsible for acquiring all necessary VDOT land use
permits for any work on VDOT right of way.
V6. If required by the .local VDOT Residency Office, a
preconstruction conference must be arranged and held
by the engineer and/or developer with the attendance
of the contractor, various County a encies, utility
companies and VDOT prior to initiation of work.
V7. Contractor shall notify the local VDOT Residency
Office when work is to begin or cease for any
undetermined length of time. VDOT will also require
48 hours notice for any inspection.
V8. The Contractor will be res onsible for maintaining
adequate access to the proyect from the adjacent
public roadway through construction and maintenance of
a construction entrance in accordance with the
Virginia Erosion & Sediment Control ljandboQh,Sec 3.02.
Furthermore, access to other properties affected by
this project shall be maintained through construction.

responsible for determining the exact location of all utilities before conTmenciny work and for any damages which
occur by the failure to locate and preserve these utilities If the CONTRACTOR should encounter utilities other than

FREDERICK COUNTY SANITATION AUTHORITY NOTES
1 All sanitary sewer and water supply construction shall conform to the current standards of the Virginia Department of
Health and the Frederick County Sanitation Authority (the "authority")
2 Water service will be provided by an extension of the Frederick County Sanitation Authority water main located in the
Fort Collier Road right-of-way.
3 The CONTRACTOR shall coordinate with and arrange for inspection b the Authority.

4 Exact locations of water and sewer services on new lines are to be coordinated with the Authority's inspector
5 The Sanitation Authority shall install all water and sewer seances that connect to existing lines. The location of the
lap and the termination point of the lateral are to be coordinated with the Authority's assistant engineer An
application for services must be made and fees paid.
6. The Authority shall tap all existing water lines They will furnish the materials for and make the tap. The
CONTRACTOR must make application for and pay the cost of this work.
7 The Sanitation Authority maintenance department is responsible for the installation of water meters. Before a
permanent meter is set, they require 1) the frame and cover to be properly aligned with its meter box and yoke bar,
2) the frame and cover to be set to the final grade of the lot, 3) the distance between the top of the cover and the
yoke bar be between 18 and 21 inches: 4) all components of the meter box assembly to be in proper working order. It
is the developer's responsibility to have the meter box assembly installed correctly.

County Zoning Ordinance, the developer proposes to enclose the entire storage area with decorative,
precast concrete panels. The panels will be a minimum height above ground of 8 feet
Buffering Requirements:
The adjacent land to the south is the Fort Collier Road right-of-way where a Type B buffer is required as
described on the Master Development Plan for henry Business Park

The adjacent zoning to the north is M1 which requires no buffer
The adjacent zoning to the west is B3 which requires no buffer
The adjacent zoning to the east is RP which requires a C type buffer. The Huntington Meadows
Townhouses sit well above the proposed storage buildings There is an existing strip of immature
deciduous trees along the common property line where the existing ground slopes up to the townhouse
property. At the base of the slope, within the buffer area, the existing ground consists mainly of exposed,
hard shale. This area is unsuitable for planting The developer proposes to place the required amount of
evergreen plants adjacent to and within the existing deciduous tree strip The existing vegetation is
proposed to fulfill the buffer and screening requirement for the required deciduous plants. The screening
plants will be located near the top of the slope as much as is practicable for maximum effect. The
buildings will be constructed with decorative, precast concrete walls which will serve to meet the
requirement for an opaque screen in the buffer The 10' landscaped easement will generally be within the
75' inactive buffer and the proposed buildings will be set beyond the 25' active buffer.

3. Verify the quantities shown on the plant list with totals indicated on the plan. Contact the Landscape Architect in the

4. All materials are subject to approval by the Owner or Owner's representative. Provide the Owner with a tag from
each plant species and a list of the plant suppliers Where any requuernents are omitted from the Plant List, use
plants which meet the normal requirements for the variety according to the American Association of Nurserymen.
5 Plants shall be sound, healthy, vigorous, well branched, free of disease, insect eggs and larvae, and shall have
adequate root systems
6 Sizes specified in the Plant List are minimum sizes against which the plants will be judged Failure to meet minimum
size on any plant will result in rejection of that plant.
7 Groups of shrubs shall be placed in a continuous mulched bed with smooth, continuous edges as shown on the plan
All mulched beds shall be curvilinear in shape following the contour of the plant mass. Apply a minimum of 4 inches
of mulch uniformly over beds Trees located within four feet of any shrub bed shall share the same bed Grade
finished planting beds so as not to impede surface drainage.
8. Locate trees a minimum of 3 feet from walls or walks, if possible.
9 Stake and guy all trees according with standard practice and/or the suppliers recommendations.At a mt nim um all
deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly into the ground. Secure tree to stakes
with #9 galvanized wire guys with rubber hose connections Stakes shall be 2" x 2" x 72".

EROSION AND SILTATION CONTROL NARRATIVE

The proposes developer >ro p f p s to build mini -storage facilities on a 7.74 acre parcel. The total area of disturbance on the parcel Is
approximately
ely 2 50 acres. Storm water runoff
will discharge directly to the perennial stream which roughly defines the
northern properly line of the property. Site grading will include the importation of fill material to briny the site up to the
proposed grades.
Existing Site Conditions
The site is currently vacant. Slopes range from 1 0 % to approximately 25 0%
Adjacent Areas
The site is bordered on the east by the Huntington Meadows Townhouse development To the south is the Fort Collier Rudd
right-of-way. The area to the west is owned by Kim Henry and is currently vacant The land to the north is the site of Estes
Trucking Company.
Off -site Areas
With the exception of borrow operations, no off site disturbance or construction activities are anticipated
Critical Areas
The unnamed tributary of Abrams Creek will be protected from siltation during construction The conveyance properties of
the stream will be preserved such that runoff from the 100 year precipitation event is maintained without adverse impacl to
adjacent properties.
Erosion and Sediment Control Measures
3.02 A 12'w by 70'1 temporary stone construction entrance will be constructed from Fort Collier Road The entrances all
contain a precast concrete washrack The entrance shall be maintained in a condition which will prevent tracking or
flow of mud onto the public rights -of -way. This may require periodic top dressing with additional stone or the washing
and reworking of existing stone as conditions demand and repair and/or cleanout of any structures used to trap
sediment. All materials spilled, dropped, washed, or tracked from vehicles onto roadways or into storm drains must
be removed Immediately The use of water trucks to remove materials dropped, washed, or tracked onto roadways
will not be permitted under any circumstances.
3,05 Silt fence will be installed in selected locations downstream from the construction aree as a first measure of
construction Silt fence will be placed at the proposed toe of slope along the stream at the western limits of he
proposed fill Sint fences shall be inspected after each rainfall and at least daily during prolonged raintall. Any
required repairs shall be made immediately Damaged, decomposed or otherwise ineffective sill fence shall be
replaced Sediment deposits should be removed after each storm event They must be remove(] when depo its
reach approximately one -halt the height of the barrier. Any sediment deposits remaining in plane after the silt fence
is no longer needed shall be dressed to conform with the existing grade and stabilized
3,09 A temporary diversion dike will be installed along the stream at the proposed toe of slope at the northern limits of the
proposed fill The diversion (like will convey storm water runoff to temporary sediment traps The diversion dike will
be inspected after every storm and repairs made as required Damages caused by construction traffic or other

3 13 A temporary sediment trap will be installed at the northeast corner of the site The disturbed area upstream of the
trap is approximately 2 5 acres. The initial storage volume of the sediment trap will be 134 cubic yards x 2.5 acres =
335 cubic yards The sediment trap will be inspected after every storm and repairs made as required Damages
caused by construction traffic or othr3r activity must be repaired before the end of each working day.
320 Rock check darns will be placed in the Swale to be constructed along the east side of the build area. The darns will be
placed on 100 foot centers, more or less Check dams should be checked for sediment accumulation after each
runoff -producing storm event Sediment should be removed when it reaches one half of the original height of the
measure Regular inspections should be made to insure that the center of the darn is lower than the edges.
3 31 Temporary seeding In accordance with the E & S Std & Spec 3.31 will be applied to the topsoil stock pile and all
areas which will not be brought to final grade within 30 days. Embankment or excavated slopes denuded for a period
of greater than 30 days shall be temporarily seeded and mulched. To coincide with the anticipated construction
dates the seeding will consist of 50 pounds per acre of German Millet. All temporary seeding areas will be mulched
in accordance with the schedule included herein

Wetlands -Some wetlands indicator plants have been identified on the properly. The areas of potential w etlands are
identified on the plans. One area contains approximately 1800 square feet. The second area contains approximately
1200 square feet No disturbance is proposed to the stream.
Flood plains - The 100 year precipitation event will result in a flood water surface elevation of approximately 670.72
at the property. This elevation was determined by calculations performed in association with the devetoprrient of
these plans.
Sinkholes - No sinkholes have been identified on this site.
Steep Slopes - Steep slopes are defined by the Frederick County Code as slopes exceeding 15%. The area of steep

CONSTRUCTION NOTES
1. The existing utilities shown on these plans are based on available information. The CONTRACTOR shall be
responsible for determining the exact location of all utilities before commencing work and for any damages which
occur by the failure to locate and preserve these utilities. If the CONTRACTOR should encounter utilities other than
those shown on these plans, the CONTRACTOR shall immediately notify the engineer and take the necessary and
proper steps to protect the facility and assure the continuance of service.
