Existing Site Conditions The site is currently an open field that has a slope of less than 5%. An existing culvert under Victory Lane drains onto the northeast corner and flows towards the stormwater management pond on the property line of Lots 5 & 6. This drainway will be regraded to flow down the proposed property line at 1.25%. The 24" RCP has about 10.75 acres draining to it at 27 cfs in a two year storm. This will require the trapezoidal ditch to have 3:1 sides, a depth of 1.5 feet, a width of four feet and a grass lining with a resulting velocity of 2.52 cfs. Adjacent .Areas The neighboring areas are either vacant fields and businesses. ; The soils information has been taken from the "Soil Survey of Frederick County Virginia" published by the United States Department of Agriculture. The soils for this site are the Blairton silt loam (3B) and Weikerts-Berks channery silt loams (41C). These soils have only "slight" erosion windthrow hazards.Bottom line from personal observation, there is about nine inches of topsoil and then your into hard shale. Critical Areas There are not any potential areas for eroding problems. Erosion and Sediment Control Measures The area of the site to be disturb is approximately a half acre; therefore, we feel that silt fence around the perimeter of the disturbed area, an inlet protection onto the culvert at the end of the property under the sanitary sewer line that will be installed by Ricketts Construction, and permanent seeding and mulching on the exposed areas will be enough to protect the enviroment. There will be a note on the site plan instructing the contractor that they will be responsible for cleaning there trucks before entering onto Victory Lane. This proposed development will be utilizing an existing entrance and a construction entrance would not be feasible. There is also a note on the plan that lets the contractor know that the Frederick County Public Works Department can insist on stronger E & S measures should they deem them necessary. 1✓ X. This will consist of a seeding schedule and mulch. Stormwater Managment The site currently is a vacant field next to the current Bandit Karts building on Victory Lane. Through the current advances in cloning techniques we will be creating another Bandit Karts to be placed on this site. There will; however, as with all cloning techniques, be some details that will not be duplicated. On this plan there will not be a need for stormwater mangament since the pond that is shown on the "Charles Ricketts" site plan and the "DMK Properties" site plan was created to provide for the development of this drainage basin. Maintenance 1. The contractor will inspect all erosion and sediment control measeures after each rainfall and at least daily during prolonged rainfall. Damaged and or deficient areas will be repaired or improved immediately. 2. Furthermore, the contractor will make a daily review of areas of construction activity to insure erosion control effectiveness.
