SITE PLAN CHECKLIST
The checklist below indicates all the information -that needs to be submitted as part of the site plan
application. All required information must.be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear John:
The Frederick County Planning Department administratively approved the above referenced site plan,
9058-98, on September 24, 1998. This site plan, for the construction of a four hundred square foot
canopy addition, meets all applicable County requirements for development within the RA (Rural
Areas) Zoning District.
I have provided you with several copies of the approved site plan. Please ensure that two approved
copies are forwarded to the property owner and advise them to keep an approved copy for their files
and maintain an approved copy on the construction site. Once the site development has been
completed, the owner should contact this office to schedule a final site inspection.

Dear John:
I have had the opportunity to review the above referenced site plan submitted to our department on
August 28, 1998. The following minor comments should be addressed during the revision of this site
plan. After you have revised the site plan, please resubmit five copies of the final site plan for approval.
1) Please provide the appropriate approval block.
2) Please provide the property zoning, RA, in the property information.
3) Please provide the height and dimensions of the proposed sign. In addition, the sign should be
surrounded by curbing to provide a three-foot separation from the parking/driveway area. You
may wish to include the existing power pole within this area.
4) Please provide a note that ensures the developer coordinates the construction of the canopy
with the power company to avoid any conflict between the proposed canopy and existing
overhead power line.

The canopy shall comply with the Virginia Uniform Statewide Building Code and
section 312, Use group U (Utility and Miscellaneous) of The BOCA National Building
Code/1996.
Please subait Virginia sealed plans designed by a Lic. architect/Phgineer at the
time of permit application.
